Dubai's New Building Quality & Safety Law - What this means
Law No.3 of 2026 sets higher standards for building quality, safety, and sustainability across Dubai for all buildings, old and new.
Why this matters.

Quality & Safety Certificate. Must be issued after a full inspection by a license engineering office.

Maintenance & Defects. Regular checks and fixes are mandatory to protect safety and property.

Accuracy first. Address issues early. Don't wait until the end. Proper organisation, frameworks and record keeping from day one makes the final certificate easier to achieve.

An operative came to look at an AC issue — the automatic mode wasn’t cutting off and the unit was running continuously. The actuator had already been replaced (incorrectly).

He switched on the AC and said he’d “wait until the temperature climbed to 23 degrees to see if it would cut off.”

Of course, on this system it’s meant to turn on when the temperature rises — not off.

We even drew a quick diagram to explain the logic, but instead of understanding, he started pressing every control, proudly showing us the room temperature dropping to 17°C. Then he smiled and said, “It’s worked.”

Eventually, the operations manager sent another team — thankfully, they took the time to investigate and educate.

Moments like these remind us of how critical proper training and competency assessment are in our industry. It’s not enough to know how to use equipment — we need people to understand why systems work the way they do.

We talk a lot about innovation and technology in construction and MEP, but the basics still matter — especially when those basics are what keep systems functioning safely and efficiently.

We were happy to take part in this fire drill with DAMAC and the Municipality. 🚒

It was a very successful exercise – from evacuation practice and stretcher training, to fire trucks on site and hands-on fire extinguisher use. The drill clearly showed DAMAC’s commitment to safety, and the Municipality’s dedication to ensuring residents are prepared in the event of an emergency.

Preparedness like this makes all the difference.
