We are pleased to present our latest client's results. After the owners attempted to secure multiple quotes, but were unsuccessful in obtaining a firm commitment, Cronus successfully negotiated three quotes and secured a suitable contractor to deliver the project. We also ensured fair and legal payment terms were established for the client.

Including our fixed fee, the total project cost was 40% less than the previously received quotes, while also incorporating additional scope. We appreciate Madeline Rose for selecting us.

🏠 Is Your Home Hiding a Danger?

If your home was built before 1990, there’s a chance it still contains asbestos — and you might not even know it.

🧱 It was once used in:
✔️ Walls, ceilings, fences
✔️ Roof sheets & vinyl tiles
✔️ Eaves and garages

đźš« Banned in 2003, but thousands of homes still have it.

🎯 Asbestos is safe if untouched, but deadly when disturbed during renovations.

đź’ˇ Before you DIY or renovate, get an asbestos check.
It could save your lungs… and your life.

Which Side Are You On?

Left: Inspected properly.
Right: Regret in real-time.

Buying a house isn’t just about the kitchen tiles and fresh paint. It’s about what’s underneath — the movement, the moisture, the hidden money pits.

Left guy: Checked drainage, cracks, trees, and got a professional inspection.
Right guy: Skipped the process, trusted a nice listing… now paying for it.

Don’t gamble with your biggest investment.
Inspect before you regret.

🏠 History of Asbestos Use in Australian Homes
• 1920s–1980s: Asbestos was heavily used in residential construction due to its fire resistance, durability, and insulation qualities.
• Common products:
• Fibro sheeting (asbestos cement)
• Eaves, ceilings, and internal walls
• Roofing, fences, and vinyl floor tiles
• Peak use: 1950s–1970s (especially in homes built before 1985)

⸻

⚠️ Ban and Transition
• 1980s: Asbestos use declined as health risks became clear (linked to mesothelioma, asbestosis, and lung cancer).
• 2003: Total ban on the manufacture, use, and import of all types of asbestos in Australia.
• Post-2003: While asbestos is banned, millions of homes still contain it — especially if built before 1990.

⸻

🔍 Today’s Risk
• Asbestos is safe if left undisturbed, but dangerous if cut, sanded, or broken.
• Many homeowners unknowingly renovate homes containing asbestos.
• States have strict disposal and handling laws.
• Professional asbestos inspections are recommended before DIY renovations.

⸻

🛠️ Future Outlook
• Government focus on awareness, safe removal, and supporting licensed professionals.
• Homebuyer and DIY education growing — knowing where asbestos may be is crucial.
• National Asbestos Exposure Register encourages reporting potential exposures.
• More funding and grants for safe removal expected in coming years.

How to Inspect a Property Like a Pro (Even If You’re Not One)

Most buyers walk through a house and focus on kitchen tiles and paint colours.
Wrong move.
Here’s what actually matters:

1. Look at the ground
• Is water pooling near the house?
• Any cracking near pathways or retaining walls?
• Steep slopes without proper drainage?

2. Check the structure
• Hairline cracks? Fine.
• Zig-zag, diagonal, or horizontal cracks? Red flag.
• Bulging walls or leaning fences? Something’s moving…

3. Open your senses
• Do doors stick or not close properly?
• Does the floor feel uneven or bouncy?
• Hear creaks when walking? That’s not character — it’s movement.

4. Don’t skip outside
• Gutters overflowing or rusted?
• Drainage pipes disconnected or missing?
• Any trees too close to footings?

5. Read between the lines
• Fresh paint only on one wall?
• Tiling oddly patched?
• Cheap reno covering bigger problems?

TIP: Don’t rush. Walk the block. Check fences. Look under the deck. Ask hard questions.
