Most first home buyer questions start with "how much" and "when." The one that actually matters is "what is it classified as."
That render on the right is a Class 1b home — the primary residence plus two self-contained suites, on one title. This isn't a labelling exercise. Classification is what your bank sees when you apply for standard residential finance instead of a commercial loan. It's what your insurer sees when they price the policy. And it's what the next buyer's bank sees when they go to purchase it from you.
A rooming house arrangement built the wrong way can complicate all three. A Hybrid Housing home is designed from the ground up to sit within standard residential lending and insurance frameworks — because Leisha Chapman built the model around that outcome, not around it as an afterthought.
If you're weighing this against other dual-income options, classification is the question to ask first. Everything else follows from it.
