A butler’s pantry is one of those features that appears on a lot of dream home wish lists — but is it always worth the space and extra cost?

For the right household, absolutely.
If you entertain regularly, need more pantry storage, want somewhere for small appliances to live, or simply prefer keeping preparation and clean up away from the main kitchen, a well designed butler’s pantry can make everyday life much easier.

But bigger isn’t automatically better.
Every square metre of a home needs to work hard, and a butler’s pantry can take space away from the kitchen, dining area or other rooms if it isn’t planned carefully.
The key is deciding what you actually need the space to do.

Would you benefit from a second sink? More bench space? Appliance storage? Or would a larger walk-in pantry and smarter kitchen cabinetry give you everything you need without the additional room?

Good custom design isn’t about ticking off every popular feature.
It’s about choosing the features that genuinely improve the way you live.

👉 If you were building tomorrow, would a butler’s pantry be a "must have", nice-to-have, or something you’d skip?

The door is officially open… welcome inside Engadine. 🤍

After following this duplex from the ground up, we're finally sharing our first glimpse inside the newly complete home.

From the moment you step through the front door, the soaring entry void, warm timber tones and statement lighting set the scene for what's beyond.

Handover is getting close, and there's so much more of this beautiful home still to share. ✨

A frame tells the story of a home long before the finishes go in. ✨

Our Tahmoor dual occupancy build has now reached framing stage, with the full structure complete and the design beginning to reveal itself.

If you noticed the bright pink walls throughout the frame, that's the new FireZone party wall system our carpentry team recently trained to install. We love finding opportunities to keep learning and bringing new building systems into our projects.

Now it's time for the next chapter.

Choosing a builder is about much more than comparing the final price or looking through photographs of completed homes.

You are also choosing the people, systems and communication that will guide one of the biggest projects you may ever undertake.

Before committing, look closely at how the builder communicates, how clearly the quote is presented and whether important areas such as inclusions, allowances, site costs and variations are properly explained.

Ask who will manage the project, how often you will receive updates and what level of involvement you can expect throughout the build.

It is also worth looking beyond the polished end result. A builder’s process, attention to detail and ability to handle challenges will often tell you more about the experience ahead than a display home or sales presentation.

The right builder should give you confidence, clarity and a realistic understanding of what to expect before construction begins.

👉 What would give you the most confidence when choosing a builder?

The vision is becoming easier to imagine with every stage. ✨

Our Berry duplex has made huge progress in recent weeks, with the Colorbond roof and James Hardie cladding now complete, giving the homes their distinctive character from the outside.

Step inside and it's the soaring raked ceilings and natural light that steal the show. Gyprock begins this week, and before long these open spaces will start to feel like the homes they were designed to be.

It's the natural light that catches your attention first. ✨

While the modern facade continues to come together, with the feature stone cladding still to be installed, it's what's happening inside these detached double storey duplexes that has us excited.

The generous living spaces and abundance of windows are already creating bright, welcoming interiors. With gyprock about to begin, it won't be long before the design really starts to speak for itself.

We’ve been keeping this one quiet for a while… 👀

Our Milton duplex is now almost ready for handover, which means we can finally share a peek inside. Light filled interiors, beautiful finishes and a character filled exterior featuring James Hardie cladding and recycled brick have brought this project together beautifully.

A few final details remain before the keys change hands — but for now, enjoy the first look.

One of the most common questions during the early stages of building is:

“When will construction start?”

It is understandable to feel eager to see physical work begin, but there is a significant amount that needs to happen before the first machine arrives on site.

Plans and engineering must be finalised. Approvals and certificates need to be secured. Selections and construction details must be confirmed. The site may need demolition, surveys, temporary services or access preparation. Trades, suppliers and materials also need to be coordinated in the correct sequence.

This stage can sometimes feel slow because much of the progress happens behind the scenes.

However, thorough preparation before site start helps reduce delays, prevent rushed decisions and create a clearer pathway into construction.

A smooth build does not begin with the slab or the frame.

It begins with the planning, documentation and coordination completed beforehand.

👉 What part of the pre-construction process did you not realise happened before site start?
