🔍 Major Roof Defects Uncovered – Poor Remediation Work Fails Again
At Canberra Building Inspections & Reports (CBIR), we recently carried out a water ingress inspection on Unit 1 and Unit 2 of a residential complex that had previously undergone an expensive, large-scale roof remediation project.
💰 Despite hundreds of thousands of dollars spent on roof rectification due to original faulty construction, our inspection uncovered systemic failures and poor-quality repair work that continue to cause major water ingress issues.
🚨 Key Defects Identified:
✅ Unit 1:
•❌ Missing "Z" flashing at window articulation — allowing render joins to degrade and water to enter.
•💦 Non-compliant box gutter overflow — positioned too high, rendering it ineffective during blockage or heavy rain.
•🌧 Improper roof spreader — channels water directly to the sheet joins instead of dispersing it evenly.
✅ Unit 2:
•🔧 Pressure flashing installed on top of ribbed cladding — poor seal integrity, visible degradation and holes.
•🧱 Apron flashing poorly constructed — unknown if properly returned behind cladding.
•🗑 Box gutter filled with debris — restricting flow and increasing likelihood of overflow during storms.
🧯 Broader Findings Across the Roof:
•🚫 Previous dented roof sheets were patched, not replaced — many are beyond repair and still leaking.
•📉 Inadequate roof fall due to dents — results in ponding, coating breakdown, and premature rust.
•🧼 Box gutters contain thick debris buildup — water unable to drain fast enough, leading to further leaks.
💡 Summary
This site had already invested heavily in remediation work — yet our inspection revealed the same original issues remain. Poor workmanship and non-compliant repairs have left the building vulnerable again.
