Next year, NSW will trial disclosing energy efficiency ratings in sale and lease contracts before making it mandatory.

🏠 Real Estate Institute of Australia director Jacob Caine was quoted in the AFR last week saying: “For owners with lower [energy efficiency] rankings today, their property is worth less than they think it is… There’s absolutely no doubt this will become a key indicator for the buying public out there and the selling public.”

The benefits of adding a solar and battery system continue to add up. Banks including Gateway Bank and Bank of Australia are now offering a discounted variable mortgage rate for homeowners who have made energy-efficient upgrades to their property in the last 12 months (starting from 5.88%). Energy-efficient upgrades include solar, batteries, heat pumps, and the installation of real-time, digital monitoring software like SolarAnalytics.

Previously, discounted 'green' mortgages were exclusive to owners of newly built homes. These new products that allow owners of older homes to access cheaper mortgage rates are hopefully a sign of things to come in the space.
