Is Every Square Metre of Your Retail Space Earning Its Keep?

Retailers often talk about the cost of space.

The more important question is: what return is each square metre producing?

Sales per square metre is a useful starting point; but it is not the complete measure of a store’s performance.

Some areas generate transactions directly. Others improve conversion, enable consultations, support product discovery, increase average transaction value or make replenishment and fulfilment more efficient.

That means different parts of a store need different measures.

A display might be judged on sales uplift.
A fitting room on conversion.
A consultation area on the value of the sales it enables.
A click-and-collect zone on speed, labour efficiency and additional purchases.
A modular fixture system on how easily the store can adapt without another major capital investment.

The cost of poor space planning is also broader than lost sales.

It appears in unnecessary labour, difficult replenishment, congested customer journeys, inflexible fixtures, underperforming categories and expensive future changes.

Before approving a new store design or refurbishment, retailers should establish a baseline:

• Sales and gross profit per square metre
• Conversion rate
• Average transaction value
• Category and fixture performance
• Stock turn and replenishment time
• Operational labour
• Customer flow and areas of congestion
• The cost of future change

The objective is not to make every square metre generate an immediate transaction.

It is to give every square metre a clear purpose and understand how it contributes to the performance of the whole store.

The strongest retail environments do more than look good. They make the business work better.

Meet Malcolm, one of the designers helping bring our clients' visions to life at Associated Projects.

Malcolm's passion for architecture began early, from studying graphic design, photography and construction through school, to travelling through Europe and experiencing some of the world's most iconic buildings firsthand.

Today, he helps transform concepts into practical, functional and memorable commercial spaces across hospitality, education, retail and workplace environments.

His design philosophy?
