A current Melbourne job that's a perfect example of why diagnosis matters.
The homeowner had water seeping into a pin hole at the rear-right of the residence, with a visible "dent shape" depression in the lawn directly above it. The obvious explanation? A leaking sewer.

So we ran a CCTV inspection. The sewer was intact. No internal leak.
The actual cause was upstream: a broken stormwater drain on the north side of the property — with no connection to the legal point of discharge — was running water into the ground above the sewer. The gravel-packed sewer trench then acted as a channel, carrying that water along the side of the house all the way to the rear-right corner, where it was finally surfacing through the pin hole.
Fixing the sewer wouldn't have stopped the water. Fixing only the pin hole wouldn't have either. You have to trace the path back to the source.

This is the kind of investigation we do before quoting any underpinning or restumping work — because if you don't understand the cause, the repair won't last.

Built with charm in the 50’s… but hiding a 120mm drop ⚠️

Misaligned wall corrected through controlled underpinning.

This structure had experienced foundation movement, resulting in visible wall misalignment and loss of proper load bearing support.

Our team carried out staged underpinning to transfer the structural load to competent founding material and stabilise the building.

This process prevents further movement, restores stability, and protects the long-term integrity of the structure.

This home already had concrete stumps… so why are the floors still bouncing and new cracks opening up? 👀

Excessive concrete stumps thrown in with no proper layout

Existing stumps set too low from the bearer – there’s a gap, so they’re not actually taking any load

Concrete stumps deviated more than 5mm in height, which is outside acceptable tolerances for levelling

What does that mean for the owner?
Even though they “had concrete stumps done”, the load isn’t being supported evenly. The floor is effectively hanging between high and low points, which is why you get:

Bouncy / uneven floors

Doors sticking

Cracks like this one starting to appear (or come back)

What we’re doing here 👇
✅ Re-levelling the home properly
✅ Correcting stump heights so they’re within tolerance
✅ Making sure every stump has full bearing under the bearer
✅ Removing / repositioning excessive or ineffective stumps
