Repair or replace? Leo has a rule of thumb for that.

If your gate's automation is over 8 years old and it's on its 2nd or 3rd repair within a year, or the fault is with the motor or control board rather than something smaller like a sensor or remote, it's usually time to think about replacing rather than repairing.

A well-built, properly maintained system should give you 10 to 12 years. If yours is getting there and keeps needing attention, it's worth an honest conversation before you keep spending on it. And if it is time for something new, designing and building custom gates is what we do.

Sometimes the fix is simpler than it looks.

A customer got in touch with Leo about a gate we'd installed years earlier. It had started sliding off its track every time it opened, and was getting harder to get back on. From the photos they sent through, the track had a build-up of leaf debris and simply needed a good clean.

A quick monthly sweep of the track keeps things running smoothly and takes the strain off the motor. More easy checks in our guide, link in the comments.

Most of the time, a gate that stops and reverses is the safety sensors doing exactly what they're meant to.

But sensor faults don't always look the same. Leo recently saw a gate running straight past its sensor and coming off the rails. The cause turned out to be ground movement, which had knocked the gear rack out of alignment.

If your gate does anything odd at the end of its travel, get it checked. And never disable a sensor or force a gate past one.

A gate that grinds, or one that only plays up after a big downpour, is usually telling you something about the motor.

Leo's advice: check whether it's still under warranty with your motor's supplier first. If it isn't, get a technician's opinion early, before a small fault turns into a full replacement.

Like an iceberg, the real story of this McIntosh Island project is everything you don't see.

The gate weighs 420kg. There are no visible welds, no visible fittings, and it took a crane to install. It runs whisper-smooth on custom steel framing engineered specifically to carry that weight while keeping the aesthetics clean.

When Willemsen Architecture and Burleigh Constructions are collaborating on a residence of this calibre, the gate can't be an afterthought. It needs to match the vision, the ex*****on, and the attention to detail that defines the entire project.

A heavy machinery contractor. A 16-hectare bush property. No mains power. A house 400 metres from the gate. And one final instruction from the client:

"Take it one step further"

So Leo did exactly that!

It required some genuine creative problem-solving before a single panel was cut, but the result is a gate you won't find anywhere else in the country, because it was built for this place and no other.
