The question we get asked is 'do I need a council permit for a second dwelling on my block?'

At this Hobart build, the answer was no.

Tasmania's planning rules already allow ancillary dwellings on many residentially zoned blocks without a full planning application. Not every block qualifies, but far more blocks qualify than most people think.

What if your back yard paid rent? 🛰️

This is a block in greater Hobart. The original home is on the right. The new dwelling, a 60m² modular ancillary, is tucked neatly onto the same block, on land that used to be back yard.

Approved without a planning permit, finished in months, now quietly earning rent on ground the owners already had. Over the coming weeks we'll walk through how it works. For anyone with a block and questions about whether this pathway is right for them.

Granny flats in Tasmania could increase from 60 to 90 square metres under proposed changes to the state’s planning scheme.

Housing and Planning Minister Kerry Vincent said the change would help boost the supply of smaller homes across the state.

The current size limit generally restricts secondary dwellings to one-bedroom designs, while the larger limit would allow for two-bedroom layouts.

Secondary dwellings must be built on the same block as an existing home and share access, parking and utilities with the main residence.
