What an ancillary dwelling can actually do 🔢
A 2BR in east Hobart is sitting around $500+ a week in rent right now. No land to buy, no stamp duty, no lengthy planning process just a block you already own, working harder than it was.
Most people are surprised by how far ahead of a standard investment property this stacks up without any of the usual entry costs.

The question we get asked is 'do I need a council permit for a second dwelling on my block?'

At this Hobart build, the answer was no.

Tasmania's planning rules already allow ancillary dwellings on many residentially zoned blocks without a full planning application. Not every block qualifies, but far more blocks qualify than most people think.

Granny flats in Tasmania could increase from 60 to 90 square metres under proposed changes to the state’s planning scheme.

Housing and Planning Minister Kerry Vincent said the change would help boost the supply of smaller homes across the state.

The current size limit generally restricts secondary dwellings to one-bedroom designs, while the larger limit would allow for two-bedroom layouts.

Secondary dwellings must be built on the same block as an existing home and share access, parking and utilities with the main residence.
