Garage Door Lining Replacement

The old red cedar cladding had plenty of character, but constant repainting and a loud creaking sound every time the tilt door opened had worn thin.

The Duffy Files – Pergola Post Repair
Back at the Duffy residence, to tackle a rotting pergola post.
A checkout in the post that housed the handrail had allowed water to collect, eventually causing the timber to rot.

The Repair Process
* Removed the handrails.
* Marked out the perimeter of the rotten section, then cut it out with a power saw and chiselled the checkouts flat.
* Primed the new checkouts.
* Fitted new timber blocks into place, priming the rear face before fixing them neatly with screws.
* Sanded the new timber and existing post until all surfaces were flush.
* Filled all joints and screw holes with Builder’s Bog, then sanded again.
* Primed the raw ends of the handrails and reinstalled them.
* Jim finished the job beautifully with one coat of primer and two coats of exterior paint

Montmorency – Garage to Office Conversion
COVID has reshaped how and where we work.
For Wendy and Geoff, converting part of an underused single car garage into a home office was the ideal solution. They engaged us to remove the rear roller door and installed a powder-coated sliding door unit to bring in light and fresh air while maintaining privacy.

The Duffy Files – Bathroom Ceiling Repair 

Back at my old friends, the Duffys.
Jim and Jenelle noticed cracks had appeared in their bathroom ceiling. 
An inspection of the roof space revealed that a load bearing wall had previously been removed, and a structural beam had not been installed to support the overlapping ceiling joists.
This lack of support caused the ceiling joists to flex under the load of the tiled roof, resulting in visible cracks in the plaster ceiling.

To resolve the issue, I fitted a 140 x 45 F17 structural beam spanning from one load-bearing wall to the other, secured the overlapping ceiling joists together with batten screws and then secured the joists to the beam using hoop iron.

The next job was to re-screw the plaster ceiling where the cracks were located, stop up the cracks, sand, and then paint the ceiling.

The Duffy Files - Laundry Floor Tiles

Jim and Genelle Duffy are among my favourite long-term clients. They own a beautifully maintained home in Mulgrave.

This job involved investigating and resolving a recurring issue with cracked grout in their laundry floor tiles.
Jim had re-grouted the floor multiple times, but the problem kept returning.

After removing 12 tiles, I could see the correct adhesive had been used—it was bonded well to the floor, but not to the underside of the tiles.

The likely cause? The original tiler appears to have spread too much adhesive at once and took too long to lay the tiles. This allowed a skin to form on the surface of the glue due to air exposure, preventing proper adhesion to the tiles and ultimately leading to movement and grout failure over time.
