Building a home doesn't have to be scary, but there are some frightening things you should try to avoid when you're choosing a builder.

Here's 8 spooky tricks to hide from when building a new home, and how you can avoid them!

1. Lots of builders offer fixed site costs, but not every builder includes the same things in their fixed prices. Make sure you compare pumpkins with pumpkins.

2. Look for a builder who is upfront about sharing their upgrade pricing early in your journey.

3. Whilst not all costs can typically be provided in an initial quote, you should be cautious of one that has a significant amount of provisions and/or allowances.

4. Before paying a deposit, make sure your builder has assessed the impact of overshadowing on your home design, to avoid costly changes down the track.

5. Be wary of builders who ask you to sign a contract before you know the cost of your interior design selections. It's like signing a blank cheque.

6. 7-star energy efficiency is a requirement, but many builders aren't transparent about the cost to achieve it. Check if making changes is going to cost you extra!

7. Ask your builder if their interior design consultants work on commission, then decide what their priority really is.

8. Listen to the alarm bells if a builder asks you to manage your own asset protection. This can be a nightmare to navigate on your own.

Overshadowing is one of the first things we consider when planning your new home. 🏠🌞

Why?

Because if a home design doesn't comply with overshadowing regulations, it simply can't be built.

Overshadowing rules ensure new homes don't block too much sunlight from their neighbours' properties, and those same rules protect your sunshine too.

Some builders leave overshadowing assessments until later in their process, but at Henley, overshadowing is assessed before we take a deposit.

That way, you can rest assured the home you've chosen is the home we will build - no disappointment or costly redesigns down the track.

From warm to cool, and a few plot twists along the way… 🤍🖤

is taking shape, and this selection day came with a few last-minute swaps and lots of decisions!

From changing up the stone and tiles to choosing the final flooring, kitchen finishes and joinery, every detail has been carefully considered to bring their vision together.
