🏠 Tips to help avoid overcapitalising on your renovation or build 👇🏻

✅ Start with a BUDGET

Sounds obvious… but the real question is: how do you know what your budget should actually be? 🤔

Here’s a simple starting point:

Step 1 💵
Get a local real estate agent to give you an indication of your home’s current value.

Step 2 👌
Ask that same agent what they believe your property could potentially be worth after a full renovation — or even after updating specific areas you’re considering.

Step 3 📏
Work out the difference between the two figures.

Step 4 📐
Consider taking around 20% (or more) off that number and use the remaining amount as a working budget. This can help leave room for contingency, unexpected costs and a little breathing space.

Step 5 👆🏻
Be upfront with your builder about your budget from day one.

The earlier everyone understands the target, the easier it can be to design and make selections that align with it.

Design is incredibly personal, and it’s so important that you choose a designer you actually like and feel comfortable collaborating with. 👋❤️

Our role? We partner with the designer you choose. By bringing us into the loop early, we can work alongside them to ensure their beautiful concepts fit your real-world budget.

Once a designer has been selected, we move on to what we believe is the most valuable part of the process: our Consulting Agreement. 📃

This is where our process differs significantly from many other custom home builders in Perth.👷‍♂️👷‍♂️

Rather than providing rough estimates and hoping everything works out later, we enter into a formal pre-construction agreement that allows us to actively participate in the design and planning of your home.🏠

This stage is a paid service, and for good reason.🫰🫰

Throughout the pre-construction phase, we typically invest more than 50 hours into each project. In many cases, considerably more.

This work includes:

⚒️Design review and feedback
🛠️Budget guidance
⚒️Constructability advice
🛠️Engineering coordination
⚒️Energy assessment coordination
🛠️Preliminary estimating
⚒️Supplier consultation
Once a designer has been selected, we move on to what we believe is the most valuable part of the process: our Consulting Agreement.
