Construction Projects don’t run into trouble because of how they’re built — but because of how they’re estimated. We’re often asked how long it takes us to prepare a estimate.

The answer is — longer than most.

That’s not due to delay, but because we take the time to get it right.

On higher-end projects, even small gaps in scope or coordination early on can lead to significant variations later. Rather than relying on assumptions, we work through the details thoroughly — from drawings and specifications to how the project will actually be delivered on site.

A considered first-floor extension in Camberwell.

This project presented a number of site and planning complexities — each carefully resolved through detailed coordination and considered design.

1. Tight site with shared access
Working within a unit development with a common driveway required precise scheduling of trades, deliveries and site logistics to minimise disruption and maintain respectful relationships with neighbouring properties.

2. Building within an established residential context
The first-floor addition needed to respond to local Camberwell planning controls — including overlooking provisions, height limits and boundary setbacks — while still achieving generous internal spaces and abundant natural light.

3. Integrating new structure with an existing dwelling
Partial demolition, roof removal and structural upgrades were undertaken in carefully sequenced stages to retain and protect key elements of the original home while supporting the new upper level.

4. Privacy and light management
Window placement, sill heights and glazing selections were carefully considered to maximise daylight pe*******on without compromising neighbour privacy or compliance.

5. Maintaining design continuity
Material selections, proportions and detailing were balanced to ensure the extension feels like a natural evolution of the home — not an addition.

The result is a seamless architectural outcome grounded in planning intelligence and construction precision.
