Timeline of my new build! 🏡

Lockup is booked for the end of the month! It'll be the first one on my street in the new stage to reach lockup 😍

Many of my neighbours blocks however have only just had their slabs poured and some haven't even started yet due to their choosen builders admin times. Delays in admin periods will be costing these clients $1000's in interest only repayments on their land, as well as their rent while waiting for progress to start 😕 I can only imagine how this would make me feel knowing I could be moving in 6+ months sooner.

Meet The Keystone 🔑 The first plan of my new Signature Series, a collection of homes designed after helping hundreds of clients navigate the building process and seeing where standard plans fall short. This is one of the biggest hidden costs in building... 👀

When you’re buying land, everyone looks at the price, location, size, frontage…

But what’s underneath the block? That’s what can really change everything. ⚠️

Today we’re talking about soil classes 🏗️
S Class soil is more reactive than standard A Class, meaning your home needs stronger, more engineered footings to handle movement.

And that’s where the cost comes in 💸
Same house. Same builder. Same design.
But depending on the soil… your site costs can jump significantly.

I’ve seen people secure what they thought was a “cheap” block… only to find out later it’s an extra $10k-$20k just to build on it 😬
And that’s just S Class.

Once you start getting into M, H or even E Class soils… you’re dealing with much higher ground movement and things can escalate quickly.

We’re talking:
- Retaining walls
- 100’s of cubic metres of imported sand
- Deepened footings, thicker slabs or even piling
That’s where costs can really blow out 🚨

That’s why I always help my clients understand the full picture, not just the land price, but what it actually costs to build properly.

Because surprises after you’ve signed up on your block of land? That’s the worst time to find out. 😳

Most buyers don’t realise this when purchasing land. 👀

If your block backs onto bushland 🌳 it may have something called a BAL rating (Bushfire Attack Level) 🔥

BAL ratings measure the level of bushfire risk to a home 🏡 and can require additional construction measures like upgraded windows, seals and materials.

Depending on the rating, this can add $10,000–$30,000+ 💰 to the cost of building.
The closer your home is to the bush 🌳 the higher the BAL rating is likely to be.

The further away you build, the lower the risk.
That’s why it’s important to check the BAL rating before buying land 📍

A cheap block next to bushland isn’t always cheap to build on.

If you're planning to build and want to avoid expensive surprises, make sure you understand the constraints on the block first.

My new home is officially in the construction stage 😁🏡

I choose to partner with First Homebuilders on this project. In typical First Homebuilders fashion my slab was a split tie for first down in the stage release ✅

I customised my build to suit my personal requirements. That included;
- An extra large kitchen space with extended benchtop for all my meal prep
- Open plan entertainment space
- Spacious master with comfortable sized WIR / ensuite
- Low maintenance backyard
- A music studio / home office space which can be used as a theatre or bedroom for a future owner
- Not going overboard on the budget
