FOUNDATION SERIES | PROCESS CLARITY

Most build stress rarely starts on site.

It’s caused by a fragmented process.

When decisions are deferred, and teams work in silos, the gaps don’t disappear.

They show up later as rushed decisions on site, delays, and avoidable cost pressure.

A calmer build is rarely about having “perfect plans”. It’s about having a clear decision framework early, so design, budget and sequencing stay aligned as the project evolves.

If you’re in early design (or about to start), one simple question to ask is:
What decisions must be made now to protect the outcome later?

ARTICLE 02 - WHY EARLY DECISIONS IN A CUSTOM BUILD MATTER MORE THAN MOST PEOPLE EXPECT

When planning a custom home, it’s common to feel like you are being asked to lock things in too early.

Many clients assume detailed decisions can wait until construction is underway and things feel more tangible.

In reality, early decisions aren't there to rush you—they are there to protect your budget and timeline later.

We've written a new article explaining why "we'll sort it out later" rarely works, and why moving with clarity is the ultimate antidote to build stress.

A second site visit at Manyana — and a very different stage of the build.

What becomes clearer with each visit is how much of this work happens long before anything looks “finished”. Coordination, sequencing and shared understanding between the team is what allows a one-off home to take shape properly.

This project continues to evolve through careful collaboration — not shortcuts or repetition.

More to come as the build progresses.

MANYANA — Visit 1

A project that is deeply personal to us.

A coastal site shaped by bushfire controls, wind exposure and memory.

This first visit captures the structure taking form — geometry beginning to hold itself. What appears simple is not simple. Every angle has been considered against regulation, environment and longevity.

The spirit of this house is playful. It draws from a lineage of unconventional coastal holiday homes that invite exploration and curiosity — reinterpreted for contemporary Australian life.

At this stage, the focus is coordination.

Structure.
Weatherproofing.
Accuracy.

More to follow as we unfold this project in construction.

𝗕𝘂𝗶𝗹𝗱𝗶𝗻𝗴 𝗮 𝗵𝗼𝗺𝗲 𝗶𝘀 𝗻𝗲𝘃𝗲𝗿 𝗮 𝘀𝗼𝗹𝗼 𝗲𝗳𝗳𝗼𝗿𝘁.

This video just posted on YouTube (search ) offers a first look at a bespoke home in its early construction stage — where the real work is happening behind the scenes through coordination, problem-solving and teamwork.

At this point, it’s less about what you can see and more about how people work together: builders, trades, consultants and designers aligning long before finishes or final forms appear.

These early stages are often unseen, but they have a lasting impact on how a home comes together and how it feels once complete.

This is the first of several videos following this project as it progresses.

We’re also releasing deeper educational content for those interested in building — or simply understanding how thoughtful construction actually works.

Building a custom home should feel considered, collaborative, and clear.
Yet for many people, it becomes one of the most stressful experiences they’ve ever undertaken.

What we see time and again is this:
stress rarely comes from the build itself — it comes from process gaps.

Unclear sequencing.
Decisions made too late.
Budgets drifting without visibility.
Too many voices, not enough structure.

We’ve written a new article that unpacks why so many custom home builds become stressful, and how the right process fundamentally changes the experience — for homeowners, architects, and builders alike.

This isn’t about shortcuts or selling solutions.
It’s about understanding what actually creates calm, confidence, and control in complex residential projects.

If you’re:
• planning a custom home
• working with clients early in design
• or simply interested in how better outcomes are created

you may find this a valuable read.

When design moves faster than budget alignment, even the best-intentioned projects can lose momentum.
An Opinion of Probable Cost (OPC) brings reality and design together early — offering clarity before critical approvals are lodged.

An OPC should ideally be used during the design phase to confirm that budget and design are working in harmony.

If that opportunity has passed, the next best time is before DA lodgement, when councils often require a verified cost opinion.

Simpson & Co Projects now provides an independent, third-party OPC service, giving architects, designers and clients accurate, data-informed cost guidance that reflects current market conditions.

This is not a construction quote — it’s a professional assessment that helps you move forward with confidence and make informed decisions.

A familiar street. A new expression of coastal living.

This is Haig Street, Wombarra — a second project here, shaped by a longstanding commitment to quality builds that endure.

It’s the kind of street where good design and solid partnerships matter — and we’re proud to have contributed more than once.

BUILDER’S JOURNAL | Buildings Don’t Just Occur

At Simpson & Co, this sentiment sits at the heart of what we do.
Every build is a collaboration — between architects, trades, suppliers, clients, and our own crew.

What people rarely see is the coordination, paperwork, problem-solving, and constant care that happens behind the scenes to turn design into reality.

It’s not just about structure or finishes.
It’s about the human effort that threads through every detail.

That’s what gives a building its soul.

Bondi Project — Belle Magazine, 2005

After Friday’s post I went down a rabbit hole of nostalgia, digging through our cupboard of magazines and coffee table books featuring some of our projects. That’s where I found this Bondi home, published in Belle Magazine back in 2005.

Looking at it again reminded me that homes carry more than structure — they hold the echoes of memories long after they’re finished. The people we worked with, the trades who cared about every detail, the trust placed in us by our clients… all of it becomes part of the home’s story.

This Bondi project was minimal, but every turn demanded thought and precision. Simplicity often requires the most effort, and restraint can sometimes speak louder than excess.

In a world that often feels like “too much,” it’s satisfying to know we’ve been part of something lasting.

Twenty years ago, one of our coastal homes was published in Vogue Living, Residential 2000, Places, Inside Out, and Twentieth Century Architecture in Wollongong.
But it wasn’t a one-off — the publications were spread out strategically over years, keeping the project alive in the public eye long before social media existed.

Back then, success often depended on being seen in print. Today, the industry is more open, with builders, architects and even clients able to share projects instantly.

Craftsmanship. Process. Collaboration. These constants have defined Simpson & Co for more than 20 years of building architectural homes in the Illawarra.
