🏡 Eagle Street

We’re back on Eagle Street, and first up is the exterior refresh! 🔨

The crew is removing the old window trim and soffit using the Featherlite Ladders , DEWALT CANADA🇨🇦 saws, and Milwaukee Tool tools. We’ll be installing new white soffit, fascia, PVC trim around all windows and doors, followed by insulation, strapping, and green board-and-batten vinyl siding from Buchner Manufacturing .

Once the exterior is well underway, we’ll shift our focus inside and keep the project moving.

We’re officially finished—now it’s time for the occupancy inspection.

Before moving into a newly built home, the municipality completes a final inspection to ensure it meets Ontario Building Code requirements. This includes items like smoke and CO alarms, handrails, and other important safety features.

Failing an occupancy inspection isn’t uncommon. Most deficiencies are minor and easily corrected. With an experienced builder, they’re typically resolved quickly—in our experience, never more than a day’s worth of work.

The homeowners had a unique landscaping idea! We’ve seen this technique used in garden beds, but never on this scale. It definitely isn’t the traditional approach, but they were set on the look, so we brought their vision to life.

Final grading is complete, the Toro Landscape dingo putting in a solid day on the dirt from LaRues Haulage and we’re one step closer to occupancy!

Engineered grading is designed to direct water safely away from your home and into the proper drainage system. On this project, water flows through a subtle swale, through back yard onto driveway and along the side yard, and into the roadside drainage ditch—protecting the home for years to come.

Next up: connecting the downspouts, and our exterior work is complete.

🏡 Sunset Beach

This project has definitely kept us on our toes! Along the way we’ve made a number of budget adjustments and last-minute design changes to match the homeowner’s vision. As long as expectations are reasonable, we’re always happy to find practical solutions.

In this case, the homeowner found a farmhouse sink they loved after we’d already installed a standard 36” sink base. They sent over the specifications and asked if we could make it work without replacing the entire cabinet.

Since the countertop was being installed the next day, we had to come up with a solution quickly. We supported the sink directly from the floor joists below because of its weight, ensuring it’ll stay solid for years to come.

To finish the cabinet, we picked up a pair of standard doors from , repositioned the hinges using the existing pre-drilled holes, and made a new filler strip from an extra shelving panel. A little trim and caulking will finish everything off nicely.

Sometimes the best part of building is finding creative solutions that save the client money without sacrificing quality.

Sink Types:

* Top-Mount – Easy to install and budget-friendly.

Sink Base Cabinets:
Standard sink base cabinets are typically 30”, 33”, or 36” wide. A 36” cabinet can often be modified to fit a farmhouse sink, saving the cost of replacing the entire cabinet.

🏡 Sunset Beach

Crawlspace tour! I recorded these videos before heading off on vacation. I’ll be back on site Monday and can’t wait to see the progress.

This home originally sat on a concrete slab-on-grade. We underpinned the entire perimeter to create proper footings, then rebuilt and slightly raised the crawlspace. Due to the conservation restrictions and high water table, a full basement would have been much more expensive.

In the last video you saw plumbing getting ready to install the well system. Here it is complete. Water is drawn from the well through a 1.5” line into the , then into the pressure tank before supplying the water heater and the rest of the home. The water line runs beneath our new underpinning and ties into the well about 6 feet below grade to stay below the frost line. We had to replace the existing line and clean out the well due to it not being used for a while. We also tested it to ensure it was properly sanitized.

The remaining black ABS piping is for the sanitary drains and venting, all of which tie into the new septic system supplied by .

🏡 Sunset Beach

Here’s a quick walkthrough of where we’re at this week.

Plumbing is nearly complete! The vanities, toilets, water heater, and pressure tank are all installed. We just have the electrician coming back to wire the well pump, hood fan, and a few remaining electrical items.

The red unit and beige tank beside the crawl space access are the well pump and pressure tank. Together they draw water from the well through a 2” line, store it under pressure, and provide a steady water supply throughout the home. The water heater then supplies hot water, while the reverse osmosis system in the utility room filters the drinking water for improved quality.

This week we’ll also be finishing the stairs, completing the final mudding and primer, and getting everything ready for the hardwood delivery from .

We’re getting closer to occupancy every day, so stay tuned for the final stages of the build!
