Most GTA homeowners sitting on an unfinished basement are leaving $2,000+ a month on the table.

Not eventually. Right now.

A legal basement suite in the GTA runs $85,000 to $140,000 fully done. That includes permits, fire separation, egress windows, separate entrance, plumbing, electrical, and city inspections.

It's not cheap. But the math works.

At $2,000 a month in rent, you're looking at a full return in under 6 years. And that's before you factor in what a legal, permitted suite does to your resale value.

The timing right now is hard to ignore:

→ Construction costs in Toronto have dropped (Altus Group flags Toronto as an outlier with declining build costs)

→ Trades are available, no 6-month wait lists like 2021-2022

→ City of Toronto cut development charges 40-60%

→ Condo starts are near 20-year lows, so rental demand isn't softening anytime soon

The conditions that make this project pencil out don't line up like this often.

And the resale angle matters too. A finished basement and a legal secondary suite are not the same thing to a buyer or a lender. Permitted work, proper fire separation, and a legal unit add documented value. Unpermitted "basement apartments" create problems at closing.

I wouldn’t tell a homeowner: “Renovate now because construction will never be cheaper.”
Ontario's data is more honest than that.

Costs have cooled. They even dipped in Ontario in early 2025. But renovation costs are still up 3% year over year nationally, and the categories that drive a real project are climbing faster than that average.

At the same time, BuildForce Canada released its Ontario construction outlook this week. Ontario needs to hire 126,100 new construction workers by 2035. Only 98,800 are projected to enter the trades. That gap of 27,300 skilled workers shows up in your renovation

At 4% annual cost escalation, a $200K renovation today runs $225K in three years for the exact same scope.

The risk isn't that everything spikes overnight. The risk is waiting two or three years, then finding out the project costs more and the contractor you wanted is booked out further than you expected.

Starting early gives you a real scope, a realistic number, and better control over the decisions that actually affect cost.

Small bathroom decisions say a lot about how your renovation was planned.

Take the shower controls.

If you have to stand under cold water to turn the shower on, they’re in the wrong place.

If you have to reach awkwardly around the glass door, they’re in the wrong place.

If the controls look centred in the photo but don’t make sense when someone actually uses the shower, the detail was planned for appearance, not daily function.

The better placement is near the entry side of the shower.
Close enough to turn on before stepping in.

Far enough from the shower head so your arm doesn’t get soaked.

Simple detail.
Big difference every morning.

This is why bathroom renovations can’t just be planned from inspiration photos.

The tile, niche, glass, fixtures, controls, lighting, slope, waterproofing, and ventilation all need to work together.

A bathroom that looks good but annoys you every day is not a successful renovation.

And yes, always consider a hand shower.

You may not think about it during design, but you’ll appreciate it when cleaning the shower, bathing kids, washing pets, or making the space easier to use long term.
