With the cost of carrying the home increasing, the homeowner decided to convert it into a two-bedroom rental suite. The expected rental income could cover close to half of the monthly mortgage payment.

The existing space, however, was not ready to rent.

A load-bearing wall separated the flex area from the living space. The floor sat eight inches lower on one side. There was no kitchen. The bathroom needed a shower, and a large shutter-style exterior opening had to be replaced with an insulated wall and bedroom window.

The homeowner also wanted the suite ready within four weeks.

We did not begin with rushed demolition.

First, we measured the existing space and completed the layout. We then coordinated the structural work, electrical system, plumbing, drainage, ventilation and heating.

The kitchen was positioned between the mechanical room and electrical panel. This shortened the water lines, drainage and dedicated electrical runs required for the appliances.

A structural engineer designed the reinforcement needed to remove the load-bearing wall safely. Once the new structure was in place, the wall was removed and the two areas became one continuous suite.

The original plan included electric baseboard heaters. After an HVAC specialist reviewed the furnace capacity, we extended the existing central heating system into the new bedroom and living area instead.

The bathroom closet was converted into a shower. Large-format 36-by-36-inch porcelain tile reduced the number of grout lines and created a cleaner finish.

The cabinet boxes were built from three-quarter-inch plywood, with durable melamine doors selected for rental use. COB under-cabinet lighting was added without increasing the project price.

Separate shut-off valves were installed for the kitchen and bathroom, making future plumbing maintenance easier.

The eight-inch floor difference was resolved with a custom step made from the same laminate flooring. Raising the full floor would have reduced the ceiling height, so the step provided a cleaner and more practical solution.

When the existing exterior siding colour was found to be discontinued, we continued sourcing until matching inventory was located rather than installing an obviously different shade.

Licensed electrical and plumbing trades, the drywall team, tile setter and cabinet team worked on overlapping schedules. Harad Construction managed that coordination so the homeowner did not have to.

Four weeks later, the suite was handed over on the promised date, within the agreed budget and in line with the approved design.

The homeowner told us:

“For the first time, I never felt that I had to manage the project or worry about what was happening next.”

Balcony work in an occupied high-rise is not a simple surface upgrade.

In Yaletown, Vancouver, Harad Construction Ltd. completed a specialized balcony and deck surface scope as part of a larger building envelope renovation project.

The work included approximately 4,000 sq. ft. of floating concrete paver installation on pedestal systems, plus about 1,500 sq. ft. of balcony preparation and re-slope work for traffic coating / epoxy areas.

But the real challenge was how the work had to be done.

The pavers were heavy.
The building was occupied.
The work was performed at height.
Access was through scaffold systems.
Material could not be stockpiled on the scaffold.
And each balcony had to be left clean and safe at the end of the day.

That is where planning matters.

Our team coordinated daily material flow, work-at-height crews, scaffold load limits, debris removal, door clearances, flashing details, and future glass railing installation requirements — all while working through winter conditions and limited daylight.

For property managers, strata councils, general contractors, and building envelope teams, this kind of scope requires more than labour. It requires a crew that understands sequencing, safety, site cleanliness, and occupied-building coordination.

A recent Vancouver showroom project completed by our team.

For this multi-brand furniture showroom, we delivered custom millwork, framing, lighting, and full installation for the ground floor phase. One of the biggest challenges was building a full-height structural feature wall that had to be strong, perfectly level, and clean enough for seamless millwork finishing.

We also completed custom details throughout the space, including elevator-area finishes, a large sliding storage door solution, display features for fabric samples, and integrated lighting.

The client had a tight opening timeline, so speed, coordination, and quality all mattered. Our team handled the project from design development to final installation and delivered it ahead of schedule.

From garage + office to a bright 2-bedroom suite in West Vancouver.

The homeowner’s goal was simple: turn an underused space into a fully livable unit that actually makes sense with today’s rental market. Our team handled the design, layout and build coordination—especially around the biggest constraint: tying the new plumbing back into the main house.

What we did (high level):
• Sealed the former alley-facing garage entry and detailed all joints for water-tightness
• Rebuilt the floor and framing with moisture protection (sill gasket / waterproof layer under framing)
• Standard drywall + DensGlass in the bathroom area
• Moisture barrier under the floor → water-resistant laminate (72-hour rating). Vinyl plank was our backup option.
• Small bath on a sloped surface finished with classic subway tile
• Kept the existing skylight so the living area stays naturally bright
• Added exterior openings and installed double-glazed UPVC windows with full interior/exterior sealing
• Minimalist millwork: TrecoArt plywood cabinets/vanity, quartz countertop, and a simple tile backsplash to stay on budget
• Baseboard heating + an electrical capacity upgrade coordinated with BC Hydro (to comfortably support laundry + heating loads)
• Electrical & plumbing completed by licensed trades
