A very busy week for Phil as we extend our services into Scotland & Wales.

An EPC (Energy Performance Certificate) is legally required in many property situations across England, Wales, and Scotland — and it also provides valuable information about a building’s energy efficiency.

Here’s why you need one:

It’s a Legal Requirement

You must have a valid EPC when:
• 🏠 Selling a property
• 🏢 Letting a property
• 🏗 Building a new property

You could even be staying put but refinancing. The EPC is also required for most eco funding schemes.

The certificate must be available to potential buyers or tenants before marketing.

It Shows Energy Efficiency

An EPC gives your property a rating from:

A (most efficient) → G (least efficient)

It tells buyers or tenants:
• Estimated energy costs
• Carbon emissions
• How energy efficient the building is
• Recommended improvements

Minimum Standards for Landlords

In England and Wales:
• Rental properties must usually be E rated or above
• F or G rated properties cannot legally be rented (unless exempt)

Scotland has its own regulations, with increasing standards being introduced.

Need and EPC or Legionella Risk Assessment domestic or commercial?

Phil’s top tip for December:

There are a lot of panel companies out there offering cheap EPC’s. Make sure that the person that visits your house has a valid photo ID with their assessor ID number visible. It should be their name and assessor ID at the end of the lodged EPC that appears online.

It’s a common tactic for panel companies to send data collectors to take notes, photos and measurements whilst the qualified assessor will sit remotely and collate the data. The right questions don’t get asked, evidence is missed as the research isn’t done.

This practice is illegal. The BRE global convention on data gathering and collection will tell you this and further explain as a result that the assessor or your EPC is not legal or insured.

BDS were delighted to support the Avon Dassett Country Show on Saturday. BDS donated our catering trailer which was kept busy feeding burgers and sausages to the visitors. And BDS boss Phil judged the best dogs in the Show donating their rosettes in memory of BDS dog Kendra. It was a difficult decision but the cheeky Jack with his waggy tail stole the Show! BDS is a local community business providing EPCs and Legionella Risk Assessments across the midlands.
