Tight site. Tighter access. Still on programme.

We recently installed a hybrid structure for a private client in London on a genuinely constrained plot: limited space to store materials, restricted delivery windows, and neighbours on both sides.

That's exactly the kind of site where integrated design, manufacturing, logistics and installation delivers the full benefit of offsite construction.

Every delivery, right through to lifting the last SIPs (structural insulated panels) roof panel into place, was sequenced in advance, so the plan held up against the realities of an actual construction site.

Tight site, one accountable team, no surprises.

Working on a similarly constrained site? Get in touch and we'll talk through how we'd approach it.

Open panel or closed panel? It's one of the first decisions on any offsite project, and it changes your programme, budget and risk on site.

Open panel: the frame goes up on site, then insulation and services get added afterwards. The kit itself costs less, but it takes more site labour and carries more risk from bad weather.

Closed panel: insulation, membranes and sometimes even the windows are built in at the factory. It costs more upfront, but it's far faster on site and gives you much more certainty about hitting weathertight.

Neither one is automatically "better." It depends on your programme, your budget and your site. That's exactly the conversation we have with clients, across SIPs (structural insulated panels), timber frame and hybrid builds, before anyone commits to anything.

Save this one. It's the question that decides a lot of offsite projects.

"Offsite costs more."

It's one of the biggest misconceptions in construction, and it stops people looking at options that could actually save them money.

That's true if you only compare the cost of the structure itself. But look at the whole project and the picture changes.

Offsite usually means fewer months of site preliminaries (the day-to-day cost of running the site), less risk of weather delays, a shorter build programme, and getting the project finished sooner.

The structure on its own isn't always the cheapest. But once you count the whole project, it's often the more cost-effective route, because on most schemes the biggest cost isn't the frame. It's time.

Comparing delivery routes on a live project? Don't go on headline costs alone. Talk to us about the real numbers.

Quick hello for anyone new around here.

We're Dynamic Offsite. We design and deliver offsite building systems for projects across the UK, working alongside developers, architects, main contractors and manufacturing partners from early design right through to the structure going up on site.

Our job is to help project teams build smarter, faster and more efficiently using modern methods of construction, which means more of the building work happens in a factory before it reaches site.

If you're on a scheme where the programme is slipping or the numbers aren't quite adding up, we're happy to talk it through and see where we can help.

Drop us a message.

No vehicle access. No room for a crane. Nowhere to store materials on site." That's a real site, not a worst case. So which offsite route actually works there?

The honest answer: whichever one your delivery team can actually get in, not whichever system has the best brochure.

That might mean SIPs (structural insulated panels), timber frame, or a mix of both.
On one recent site like this, we used a hybrid: steelwork, small-format panels and a timber roof, with every delivery and installation stage planned around exactly what the site could take.

We start with access, design, specification, budget, location, even the neighbours, before we say what will work.

Got a site with tight access or space constraints? Send us a message and we'll talk through the options.

At Dynamic Offsite,we do it differently. Design, engineering, supply, delivery and installation, all handled by us, whether the job needs SIPs (structural insulated panels), timber frame or a mix of the two.

One company. One point of contact. One date for the building to be weathertight.

Coordinating separate suppliers, designers and installers yourself right now? Send over your drawings and we'll take it off your desk.

"Offsite only works on big, open plots."

That's the myth that puts developers off the sites where offsite actually helps most.

Panels are made to the millimetre in the factory before they ever turn up on site. That means less material stacked up waiting, less waste to skip, and fewer trades getting in each other's way in a tight space.

The smaller the plot, the more that precision earns its keep. A cramped site isn't a reason to rule out SIPs (structural insulated panels) or timber frame. It's the reason to look at them.

Got a tight plot? Ask us how offsite can help.
