Here’s a question most building owners never ask…

Who actually carried out your last TM44 inspection?
Your HVAC company?
An FM provider?
A compliance agency?

Or was it subcontracted… then subcontracted again… until it finally landed with the actual TM44 assessor doing the work for a fraction of what you paid?

Let’s keep the maths simple:

TM44 Assessor Fee = X
Now add a margin.
Then another margin.
Then another.

By the time it reaches the client, the price has doubled — sometimes tripled — for the SAME report… often by the SAME assessor.

A quick question for fellow TM44 assessors: Are dedicated cameras still worth it for TM44 site work?

I’ve always relied on my iPhone for site photos — it’s quick, simple, and effective. However, after experiencing a few glitches recently, I’m starting to reconsider whether I should switch to a dedicated camera.

During a recent visit to a camera shop, I spent a couple of hours exploring options, but none of the recommendations clearly outperformed my current setup. This has led me to wonder if smartphones have caught up to our needs in this area.

I’m interested in hearing from other TM44 assessors:

- Are you still using a dedicated camera, or have you switched to just your phone?
- If you are using a camera, what model do you have and why did you choose it?
- Have you noticed any significant advantages in terms of quality or reliability?

It seems like this might be one of those instances where the traditional approach may not be superior anymore. I look forward to hearing your real-world experiences.

Yes — if your building has air conditioning above the threshold and you’re not TM44 compliant, technically you’re at risk of a fine.

But let’s be honest…
How often do those actually happen?

They’re few and far between.

So if enforcement is rare, why bother?

Because the real issue isn’t the fine.
It’s credibility.

If your company holds accreditations — ISO, environmental standards, procurement frameworks, compliance schemes — sooner or later you’ll face an audit.

And audits have a habit of asking simple questions that carry very uncomfortable answers.
