Another part of this house renovation project ticked off the list 🔨🏡

It’s been a little quiet on this renovation recently because we’ve been busy behind the scenes, but we can finally share some update photos from last week’s work — including the replacement windows, fascias, soffits, guttering, and brand-new front door.

As you can see, the downstairs uPVC windows and fascias were next on the list and have now been fully replaced. The new flush-style uPVC windows perfectly match the upstairs windows installed last year, keeping the design consistent throughout the property.

We also fitted a brand-new solid composite front door in agate grey to complement the new windows and give the front of the house a fresh modern look.

The existing fascias downstairs had definitely seen better days, so everything was stripped back and replaced with new OSB-backed fascias, soffits, and guttering for a clean, durable finish. As an added touch, we installed spotlights into the soffits to really enhance the front exterior during the evenings.

Next up on this renovation project is a brand-new brick skin beneath the windows, along with decorative rendering on the pillars to complete the outside transformation. Once the exterior is finished, we’ll be moving inside to continue the renovation.

What a transformation

What started as a small repair quickly turned into a full roof replacement—and for good reason.

We were called out late last year to resolve an issue, but after a full inspection it was clear the roof had reached the end of its lifespan. The tiles had become porous, the felt had failed, and ongoing water ingress had already caused rot in the battens. At that point, a repair simply wouldn’t have lasted.

So we stripped everything right back to the original trusses and rebuilt the roof properly from the ground up.

Scope of works
:• Full strip of existing tiles, battens, and felt
• Installation of new breathable membrane
• Treated roof battens fitted throughout
• Brand new roof tiles installed
• Mechanically fixed ridge system
• Dry verge system for a clean, low-maintenance finish

We also completely renewed the fascias, soffits, and guttering—installing durable OSB-backed fascias and newly framed soffits to strengthen the entire roofline. Vent discs were added to improve airflow, helping the property breathe and reducing the risk of condensation and mould.

The result is a strong, weatherproof roof built to last—an enormous upgrade from what was there before.

After many years of debate about replacing a ducted air system with a combi boiler and radiators we spoke to Dan from DSM. We explained our concerns and requirements and he came back with a quote and well thought out installations options. Ross and Flynn arrived and were a good team - competent and polite lads who we were happy to have in our home.
We needed plastering and building work plus decoration before the job could be fully completed. The system was setup - Ross kindly came to fit a radiator on a Friday evening when we were out. At this stage minus 3 radiators but we had heating and hot water.
DSM liaised with BTN Developments - Ben plastered the kitchen wall and did all the fix jobs required following the removal of ducted air grates , strengthening the unit wall for radiator attachment - again excellent work.
Ross then returned to fit the final radiators and fully implement the Hive system.
DSM allocated plenty of time for the job and at no stage we felt they were rushing to complete the work.
We are delighted with our heating upgrade - it was much less intrusive than we thought it would be. It was a big project for DSM to manage. There was no damage to the house as we had been concerned about our wooden and tiled floors.
Well done Ross and Flynn for the installation and Dan for the project management.

Another project completed — and what a transformation! 👏

This driveway was tired and worn out, but with the right approach, we’ve completely turned it around. Finished with dual granite Kielder paving and a sleek charcoal border, it now has a clean, modern look that’s built to stand the test of time.

It’s not just about appearance either — we installed an ACO drain system to ensure water drains away properly, preventing any future build-up issues. A recessed manhole cover keeps everything looking seamless and tidy.

To finish things off, we added a timber sleeper planter, bringing a bit of warmth and character to the space 🌿

Simple, effective, and completely refreshed — this project shows exactly what a well-executed overhaul can achieve.

Kitchen transformation we recently completed.

This project was all about making better use of what was already there. The existing units were still in good condition, so instead of a full rip-out, we focused on refining and upgrading the space.

We removed the pillars either side of the sink to open things up, which also gave us room to add two extra cupboards for improved storage. New doors, drawers, continuous worktops and splashbacks were installed, along with updated switches and sockets, including FREE USB points.

We also fitted brand new flooring to complete the finish.

All plaster patch repairs have been carried out, so the space is now ready for painting.

A straightforward but effective update that’s completely changed the look and feel of the kitchen—without the need to replace everything.

Living Room Transformation – Progress Update

Here’s a look at the latest progress on our current living room renovation.

With the room now fully plasterboarded, we were able to move straight on to the plastering stage. Before plastering, we bonded out the uneven areas on the ceiling. As this is a 1950s property, things were naturally a little out of square, so this step helped create a smoother, more consistent finish across the ceiling and walls.

We also installed beading around the panels on the bay window wall to really highlight this feature of the room and give it a sharp, clean finish once plastered.

With the walls and ceilings now fully plastered, the room has been cleaned down and is ready for the next stages of the transformation.

Coming next:
✔️ Mist coat and final colour scheme chosen by the customer
✔️ Brick slips added to the fire surround, finished with a mantelpiece and a beautiful electric fire
✔️ MDF cill boards installed on the bay window
✔️ Engineered flooring fitted throughout
✔️ Traditional skirting boards to complete the room

It’s great to see this space really starting to come together!

Another Job Completed – But This One Was a Little Different

This porch project came with quite a story behind it.

The work was originally started by another builder back in October last year. A porch like this would normally take around 3–4 weeks to complete, but by Christmas it still wasn’t even watertight. Unfortunately, the standard of workmanship we found wasn’t great either.

There were several issues including incorrect bricks being used, lintels sitting around 25mm out of level, and the new porch walls not being properly tied back into the existing house. And leaving an absolute mess of the drive. I could go further into detail but I think I’ve said enough ha ha

That’s when BTN Developments were asked to step in and finish the job properly while fixing the problems along the way.

We started by making the structure fully weatherproof, installing a new roof with felt, tiles, lead flashing and a dry verge system.

From there we completed the rest of the project, including:

✔️ Brand new windows
✔️ Repositioning the original front door and installing a new uPVC porch door with satin privacy glass
✔️ First and second fix electrics
✔️ Plasterboarding, insulation and plastering, including a vaulted ceiling with proper insulation and a vapour barrier
✔️ Plumbing, including a radiator to keep the space warm
✔️ Joinery finishes, including herringbone flooring and new skirting boards
✔️Brand new steps, including lovely Indian sandstone paving (sorry for the shadow) 😂

The end result is a clean, warm and fully functional entrance space the homeowner can finally enjoy.
