Improving How a Home Works 🏡

Not every great project needs planning permission. Sometimes, the biggest difference comes from rethinking the space you already have.

In Nottingham, we’re working on the internal reconfiguration of a heritage 4-bedroom detached home to create a layout that works far better for modern living.

The project includes:

👷🏼‍♂️ Creating a larger kitchen with better access to the garden
👷🏼‍♂️ Adding an additional ground floor shower room
👷🏼‍♂️ Reconfiguring internal services and layout to improve flow and functionality

While this project doesn’t require planning permission, it still requires careful technical design, building regulations, and construction support to ensure everything is completed properly.

Good design isn’t always about extending, it’s often about making existing spaces work smarter.

We’re now supporting the client through building regulations and the next stage of construction to bring the vision to life.

How We Helped Unlock 9 New Build Homes Worth £6 Million ✍🏻

Nine new build homes were fully built, ready to move into, and should have been ready for market.

But there was one major problem, they couldn’t be sold.

We were brought in to help the client navigate outstanding planning conditions, building regulations, and compliance requirements that needed to be resolved before the properties could be marketed and sold.

What should have been a completed development had become a costly standstill.

After building trust with the client through previous projects, we worked closely with them to resolve the issues and move the development forward.

Over the past year, we’ve:

• Released all but one planning condition
• Secured building regulations certificates for all 9 properties
• Finalised the structural warranties
• Worked with Sheffield City Council to complete the final outstanding condition

The result?

The properties can now be marketed, sold, and finally move forward as intended 😀💛

Our wonderful Project Manager, Bronwyn, has just got married! 💒

Bronwyn plays a huge role behind the scenes at MJB, helping keep projects moving, supporting leadership, managing day-to-day operations, and making sure the smaller details never get missed (which, as we all know, are often the biggest details of all) all alongside studying for her Chartered Manager Degree Apprenticeship

From keeping workloads organised to supporting project delivery and helping the whole team work more efficiently, she is a huge part of what keeps MJB running smoothly.

How We Helped Secure Planning for a Heritage Cottage in Symonds Yat 🏠

Some projects take more than good design, they take patience, persistence, and a lot of problem solving.

This project in Symonds Yat involved the conversion and extension of an existing bothy to create a 1-bedroom heritage cottage.

Sounds straightforward…

Except the property sits within an Area of Outstanding Natural Beauty, where planning requirements are far stricter and every detail is closely scrutinised.

From design constraints to planning challenges and site limitations, this became a long and complex process.

After more than a year of navigating the planning system, we successfully secured approval.

We’re now working with the client to submit a conditions application to discharge pre-commencement conditions, the final approvals required before any work can begin on site.

It’s a detailed stage, but a critical one in turning planning approval into a deliverable project.

We’ve recently been providing structural BIM services to support Sheffield City Council on SEND (Special Educational Needs and Disabilities) projects.

These types of projects require a high level of coordination from day one.

BIM plays a key role in that.

It gives every stakeholder, from designers through to contractors, a clear, coordinated model to work from, helping reduce risk, avoid clashes, and keep projects moving efficiently.

Alongside this, producing detailed structural drawings at tender and construction stage ensures everything is ready for procurement and delivery without delays.

It’s the kind of work that often sits behind the scenes…

But when it’s done properly, it makes a huge difference to how smoothly a project runs on site.

And ultimately, how quickly spaces like this can be delivered for the people who need them most.

Transforming a Family Home for Modern Living 🏡

This project involves a carefully designed extension to a 3-bedroom detached home, transforming it into a spacious 4 double-bedroom property, including a new ensuite shower room.

The goal was simple: create a home that works better for modern family life.

The plans include:

🏡 A large open-plan kitchen, dining, and living space
🏡 Floor-to-ceiling sliding doors opening onto a spacious patio
🏡 A covered outdoor canopy to create seamless indoor / outdoor living
🏡 A flat roof extension with a green roof for water storage and improved views from the first-floor bedrooms above

It’s a great example of how thoughtful design can completely change how a home feels and functions, bringing in more light, more space, and better everyday living.

The property is now watertight, with internal works currently underway, and completion is expected within the next couple of months.
