It’s great to be back working with our friends at Vittoria Group, Edinburgh on their annual maintenance programme.

Since early January, the team have been managing works across several of their award-winning restaurants, including:

Great to be back supporting our friends at Howie’s, Waterloo Place this week. Working night shifts, our team refurbished nearly 50 dining tables and partition screens throughout this renowned Edinburgh restaurant.

A big well done to the team — the tables have turned out like new, the client is delighted with the finish, and all works were completed without interrupting trade. Exactly how it should be done.

It’s been a very productive first week back after the festive break, with highlights including:

🔹 Survey completed for our next flat refurbishment for a valued repeat client on Leith Walk, Edinburgh

🔹 Phase 1 of night-shift works underway at Howie’s Restaurant, refurbishing all dining tables at their original Waterloo Place location

🔹 Bespoke joinery works completed for a new client on Northumberland Street, Edinburgh

🔹 Maintenance teams responding to call-outs across Edinburgh & the Lothians, ensuring our hospitality and retail clients can continue trading without disruption

🔹 Strong incoming enquiries across multiple sectors

As 2025 comes to a close, it’s a good time to reflect on the decisions that shaped the year at McKenzie Owens Projects Ltd.

This year was about making the right choices.

• Focusing on repeat clients who genuinely value our services
• Protecting margins rather than chasing turnover
• Saying no to unattractive payment terms
• Strengthening our internal systems
• Improving communication and forward planning

The results speak for themselves.

Our pipeline is strong, with work secured from both new and existing clients.
Our list of repeat clients continues to grow.
Our supply chain partners remain supportive and engaged.

We are also looking forward to developing our partnership with Midlothian Council from January, following our successful appointment to their framework — a positive step as we move into 2026.

As the saying goes, “to make money, you need to spend money.”
In 2025, we invested in a new CRM system, added two new vans to our fleet, and strengthened the team with the appointment of Gregor Gibson, Junior QS, who has been a great support throughout the year.

Running a business in challenging times is never easy, but we are learning, adapting, and entering 2026 in a strong position.

Another Refurbishment Successfully Handed Over ✅

Great to hand over another refurbishment this December for a valued repeat client. Our brief was to bring a neglected four-bedroom tenement flat in the Gorgie area of Edinburgh back to life — and that’s exactly what the team delivered.

This was a challenging project that presented ongoing issues along the way, but the team stepped up, found solutions, and pushed through to completion. A fantastic effort all round. The property is now fully transformed and ready for new tenants to move in.

We’re proud to have handed over our final project of 2025 this week for our loyal friends at SAMH, at their Mayfield Care Home in Denny, Stirlingshire.

This project involved the construction of a new en-suite shower and toilet within a ground-floor bedroom, with works including:

🔹 Plumbing
🔹 Electrical works
🔹 Vinyl safety flooring
🔹 Decoration
🔹 Final sparkle clean ✨

Well, 2025… what a year.

Full of highs, lows, twists and turns — pretty typical of life in a small business trying to push forward and survive in turbulent times. But through a lot of old-fashioned graft and sheer determination, I’m proud to say we’re heading into the new year in a really good place.
