You got the keys.
You also got an energy contract.
Nobody showed it to you.
You didn’t sign it.
But the moment you switched on the lights in your new premises, it started.
It’s called a deemed contract.
Here’s how it works:
→ The supplier is whoever was already supplying the building
→ The rate is set by them. You didn’t negotiate it, and it’s usually one of their most expensive
→ It runs from the day you became responsible for the premises
Most new tenants find out when the first bill arrives. By then they’ve paid those rates for weeks.
The good news: a deemed contract doesn’t lock you in. You can agree a proper contract or switch supplier whenever you like, with no exit fee.
If you’re moving premises, do three things in the first week:
- Take a dated photo of every meter reading on day one
- Find out who supplies the building, and tell them you’ve moved in
- Get a proper contract in place before the first bill arrives
