A different face every morning. None of them know what the last one did.

This is one of the most common and most damaging things that happens on poorly managed building projects.

Monday: a groundworker you've never met. Tuesday: a bricklayer who doesn't know the spec. Wednesday: nobody. Thursday: a plasterer who thought he was starting next week. Friday: nobody again.

This week has seen two major changes to the property. Planning permission. The most misunderstood part of any home extension. Save this.

Most people think they need it when they don't. Some people skip it when they absolutely should have it. Both are expensive mistakes.

MYTH 1: "I need planning for any extension."
Not true. Most single-storey rear extensions fall under Permitted Development β€” no planning application required, provided you stay within the rules. We'll tell you in the first conversation whether yours does.

MYTH 2: "Permitted Development means no restrictions."
Also wrong. PD has specific rules: rear projection limits, height limits, material matching requirements. Ignore them and you build illegally.

MYTH 3: "Neighbours can block my extension."
They can object. They rarely stop it. There is a formal consultation process, and objections must be material β€” not just "we don't like it."

MYTH 4: "8 weeks and I'll have a decision."
8 weeks is the statutory minimum for a decision. Complex or contested applications routinely run longer.

MYTH 5: "Planning approval means I can build."
No. You also need Building Regulations approval. They are separate processes. Both are required. We manage both.

Living in dust. Eating takeaways because the kitchen is off. Kids sharing a bedroom because the loft conversion isn't finished. Every Monday you wonder if anyone's coming.
