🏡 Another job in the bag and this one’s something a little different for us! This Airbnb project is officially complete and we couldn’t be happier with how it’s turned out. What started as a tired 3-bed, 1-bath house is now a bright and stylish 4-bed, 2-bath home that’s already attracting guests. Each bedroom has its own bold colour scheme with matching wood panelling that gives every space a unique identity while still keeping the overall design cohesive. Upstairs, the bathroom feels fresh and modern with crisp white subway tiles and wood panelling paired with a dark vanity unit for a striking contrast.

Downstairs, the open-plan kitchen/diner and lounge is the real showpiece, flooded with natural light from the two skylights and finished with a colour palette that keeps everything bright, airy and welcoming. The extension now ties the whole ground floor together as a social hub, complete with its own bathroom where the bold blue tiles really steal the show. This has been a refreshing change of pace for us, and seeing it fully finished and ready for guests makes all the hard work worthwhile. ✨

✨ Things are really stepping up now on this one! With plastering all complete, the first fix is officially wrapped up and second fix is well underway. Skirting boards are being fitted from the top down, with door frames going in ready for doors to follow shortly. The sparkies and plumbers have also been back, loosely fitting spotlights, sockets and switches so the painters can crack on without a hitch. Shower trays are now installed across the en-suites, setting the stage for the aqua panels to go in soon and bring those bathrooms to life.

Downstairs, the extension floor has been screeded perfectly level with the existing boards, ready to be latexed later for a seamless finish once the kitchen goes in. This one’s flying ahead now and with painters about to start, the whole property is about to come together beautifully.

🏗️ This project has really leapt forward over the last few weeks and it’s starting to look like a completely different property. The dormer is now fully built, weathered, and taking shape with the ridge steel in, rear wall up, flat roof joists laid, furrings added and everything plyed over for strength. The cheeks have been built, plyed, and fire-boarded to meet regs, and tile hanging has kicked off with the usual process of felt, battens, and crisp red tiles that always give a tidy finish. The flat roof is also sealed with two layers of torch-on felt, and at the front we’ve re-felted and re-battened ready to reuse the original tiles for a neat match.

Inside, stud work has been erected to split the dormer into its two new en-suite bedrooms, while the middle floor layout is taking shape too with stud walls going up and the first en-suite already formed. Out in the garden the big rear extension is flying up—concrete blocks outside and thermalites inside, a quicker and more cost-efficient method than brick, and it’ll all be rendered to tie seamlessly into the existing house. Despite the rain slowing things down here and there, progress has been solid, and the next phase will see the electricians and plumbers moving in for their first fix.

🚧 This project has really shot up over the past few weeks and the transformation is clear to see. The big extension is now fully blocked out, with the Brickies taking it right up to the first storey before floor joists were installed, these are supported by the new blockwork at one end, resin bolted into the existing structure at the other, and tied into a hefty steel that will also carry the weight of the second storey above. That steel’s held up on solid posts running right down to the ground, giving the whole build real strength and stability. From there the second storey has gone up to roof plate height, ready for the carpenters to move in and get the new roof on. There’s even a small flat roof section above the first storey, designed so the existing bedroom can still have natural light and a proper fire escape. We’ve kept the whole extension in blockwork rather than brick, a quicker and more cost-effective choice since the original building is rendered and the new sections will be rendered to match, giving a seamless finish once it’s all done. It’s taken some real graft and heavy lifting to get it to this stage, but it’s coming together brilliantly, the next big mission is getting that roof on!

✨ This project is really starting to look the part now and we’re only a few weeks off the finish line. With all the first fix wrapped up, second fix is powering ahead, skirtings, architraves and doors are all in, and the painters are smashing it out. The client’s gone for a subtle grey-green tone throughout, a great neutral shade that ties in beautifully with the crisp white woodwork and ceilings, and works perfectly alongside the solid oak doors. The exposed steels, which the client wanted to keep as a feature, have also been freshened up with a coat of paint, giving them a smart, industrial edge.

The kitchen is nearly complete too, just waiting on the worktop, and it’s already looking fantastic. Bathrooms are taking shape with trays, rads, basins and toilets now in, with just a few shower screens left to fit. Some bedrooms even feature kitchenettes with cupboards, a fridge and worktop space, ideal for a bit of added convenience. Flooring is underway as well, with a neutral grey carpet going down that contrasts perfectly with the walls. Out in the courtyards, the custom wooden cladding is finally complete, giving a unique look compared to the usual plastic finishes, and the composite decking is being laid to finish the spaces off nicely.

✨ The finish line on this Airbnb project is well within reach and it’s looking fantastic! Upstairs all three bedrooms are now painted and carpeted, keeping a consistent colour scheme throughout but with feature walls and panelling that make each room pop. One even has a refreshed built-in wardrobe, perfect for guests who want to properly unpack. The bathroom is nearly complete too, with crisp white wall tiles paired with patterned black-and-white flooring for a subtle but stylish contrast, just the bath panel left to go.

Downstairs, the lounge is all painted and carpeted, tying in with the upstairs look and giving a big, welcoming space for guests to relax. The new kitchen is in place too, centred around a large island that doubles as a breakfast bar, while the extension shines with its painted bare-brick feature wall and skylights flooding the room with natural light. The added bathroom down here features bold blue shower tiles that really steal the show.

Outside, the extension has been smartly cladded for a modern finish, and the old garage space has been transformed into a driveway with room for 2–3 cars plus an EV charger. From where we started to where we are now, this one has been a joy to work on, and the next time we share it, it’ll be another job ticked off!

🚀 This project has really come on leaps and bounds! With all the plasterboarding complete and the plasterers working their magic, the top floors are now fully skimmed and the ground floor is almost there too, just the extension left to wrap up. That means the chippies will be back in any day now for second fix—skirting, architraves, and doors—which is when things really start to look on their way to being finished. The sparkies and plumbers won’t be far behind either, ready to jump in with their second fix, getting switches, sockets, shower trays, and all the final touches in place.

The extension floor is prepped and waiting to be screeded, giving a solid base for the new kitchen to sit on, while one lucky ground floor bedroom now has brand new patio doors, doubling up as a window and private garden access.

Up top, the roof is nearly all signed off too, just fascia and guttering left to do. The tile hanging has blended seamlessly with the neighbouring dormer thanks to some spot-on carpentry work, and with the torch-on felt and ridge tiles now in, plus firewalls repaired, the whole place is fully watertight. First fix is pretty much in the bag—it’s second fix time, and that’s when this property will really come to life.

💪 It’s been non-stop progress on this one! Upstairs, the steel’s now in place with a dwarf wall built on top to take the weight of the front elevation of the pitched roof. From there, we got all the floor joists up and in, doubling them up due to the 3+ metre span, and resin-bolting the back plate into the brickwork for maximum strength. Chipboard flooring is now down in what will be the dormer, and we’ve lifted the behemoth of a ridge steel into position ready for the flat roof joists. With that sorted, the rear elevation of the roof has been removed and the dormer frame is starting to take shape.

Out back, the boys have been grafting on the footings for both the big rear extension and the smaller side one—digging down the usual metre but shifting a serious amount of mud to get there. Everything’s running smoothly and it’s great to see the build flying ahead 🚀

🏗️ This one’s really starting to take shape now! Inside, the carpenters have been busy putting up stud work for the new upstairs layout, while also repairing the front bedroom’s rotten floor with fresh chipboard. The old stairs are now gone too, ready to be relocated to their new position in the property.

Out the back is where the biggest visual change has happened, those super-deep footings have been filled with concrete and brought up to damp course level with smart red bricks, giving a much nicer finish where the render won’t cover. For the extension floor, we’ve gone with a block-and-beam system, which meant some serious heavy lifting but was much quicker than the traditional hard stand method for a space this size.

From there, we’ve been building upwards, focusing first on the inner skin of thermalite blocks so we can easily slide in the Celotex insulation, tape the joins, and then get the outer skin of concrete blocks up, sandwiching the insulation perfectly in between. This job may have started off a bit of a nightmare, but it’s now going strong and moving in the right direction 💪

💥 This monster of a project is edging closer to the finish line and it’s looking better every week! With all the plasterboarding complete and just a couple of rooms left for the plasterers to wrap up, the interiors are now starting to feel like real spaces. Electricians have been back on site loosely getting their second fix in place ahead of the decorators, and plumbers have started laying in shower trays across the en-suites, which really brings those rooms to life. Skirting boards and architraves are going in now too, tying everything together with a nice clean finish.

Out the front, the fresh white paint has given the exterior a big lift, completely transforming the curb appeal. The courtyard areas are coming along nicely, the outer walls are being rendered while the internal courtyard walls are getting fitted with custom cladding that’s really going to make them stand out and give the space a unique identity. This one’s definitely had its share of challenges but we’ve tackled them head-on and we’re buzzing to see the final result soon 🔨

☀️ This Airbnb project is really shaping up now and we’re loving how it’s coming together! Upstairs, all the woodwork is finished and the painters are nearly wrapped up, just one small room left to add some colour and a few final coats on the others. Downstairs, the plasterer has been working his magic and is almost done, with just the extension left before the paint team can get cracking down there too. The extension itself is now fully insulated and plasterboarded, and the roof has been felted and made fully watertight. With two new skylights overhead, this space is already feeling light, bright and airy, exactly what you want in an open-plan kitchen/living area. Out in the garden, the back fence has gone in and the old garage space is being prepped to become two off-street parking spots, complete with an EV charger ready to go. A smaller project than our usual HMOs, but one we’re thoroughly enjoying, every detail is really starting to shine.

🛠️ Things have really stepped up a gear on this project and it’s looking totally different to just a few weeks ago! The plasterboarders have been flying through it, top two floors are now fully insulated and boarded, with pink fire board around all the steels for added protection and blue moisture board around the en-suite areas where the shower trays will be. Everything’s prepped and ready for the plasterers to come in and do their thing.

Outside, the dormer is shaping up nicely too, the roofers have battened out the face and side, and tile hanging has already started on one elevation. The flat roof has had its two layers of torch-on felt done, leaving just the smaller pitched section and front roof to wrap up.

Downstairs, first fix electrics and plumbing are now complete, wires and pipework run neatly throughout and ready for second fix once the walls are skimmed. Plasterboarding on the ground floor is nearly done too, just the extension and a few ceilings left to tackle.

Out back, not much visual change but the base render coat is doing its job protecting the new blockwork, and the final coat will be added later to avoid any damage while work continues. The flat roof over the extension now has its first felt layer on, making the interior watertight and ready for the next stages 👌
