A52 Architecture is happy to announce that we've recently had a planning application granted for a residential project in Hertfordshire. It included an integrated garage converted to study and shower room, rear full-width extension up to the maximum permitted 6m depth and a tricky loft conversion with new dormer and roof lights which needed the first floor ceiling and roof structure to be lowered to provide additional headroom. A series of 3 applications to arrive at the final proposal that the client was happy with. The roofspace has also been increased from a hip end to gable end.
This has added 64 square meters of habitable floor area to the existing home, and has increased the number of bedrooms from 4 to 5, with an ensuite to the main bedroom at loft level. The ground floor has been reconfigured to have a new utility room and pantry, while the existing garage has been converted into a new study and shower room.
The ground floor extension opens up the redesigned garden with full width double glazed bi-fold doors, and has new rooflights providing light to the reconfigured kitchen and living spaces.
The next stage is to submit the building control application to ensure the design meets the building regulations, which is prior to starting with construction. We face additional challenges as the house has already had a previous side and rear extension with steel beams found in various areas. We are working closely with our structural engineer to ensure everything is structurally sound, whilst meeting the aesthetic requirements.
