We’ve been a little quiet on social media recently while completing some of our larger projects, so we thought we’d share one of our smaller ones.

On this project we instructed our preferred Architect Mark Carroll from MVC Design Ltd to obtain planning permission to demolish an old conservatory and replace it with this rear extension.

As part of the build we completed three knock throughs while the customer continued living in the house:
• Opening up the kitchen
• Opening the dining room into the new garden room
• Opening up the bedroom to create a walk-in dressing room and en-suite, with access out to the rear garden

While we were there we also re-roofed the rear of the property, installed new fascias and soffits, fitted a fire door between the kitchen and the garage, and built a stud wall to house sliding pocket doors to separate the lounge from the kitchen.

The entire project was completed in just eight weeks, including the Christmas period.

One thing we pride ourselves on is the quality of our work, but a very close second is our timescales. As much as our customers are often sad to see the lads go, we always aim to be in and out as efficiently as possible to minimise disruption. Once your project starts, we don’t miss a single working day on your home, and we have plenty of references to prove it.

On this project, we were tasked with demolishing a characterful bungalow to make way for a modern five-bedroom family home. Although the original bungalow had plenty of charm, it was riddled with damp, dry rot, and asbestos, and was also showing signs of subsidence, leaving no option but to take it down and start again.

This gave our client a blank canvas to create their dream home: a five-bedroom, four-bathroom property with three reception rooms, a games room, a gym, and a glazed covered patio area.

As the plot sits on a potential tidal flood plain, the design incorporated additional protection by raising the building 600mm above ground level.

The construction itself was one of the first hybrid houses we had the pleasure of building. We combined traditional block wall construction, chosen for its durability and resistance to potential flooding, with a timber frame structure. To the roof, we added a SIPS timber frame system, allowing for vaulted ceilings throughout the upstairs at a fraction of the cost of using steel beams and a traditional roof.

The entire project was completed in just six months.

Throwback to a Project on Walney.
We were contacted by a client looking to build a garage in a tight space at the back of his property, which required carefully constructed retaining walls. Once completed, we took on the next challenge: transforming the driveway and installing composite decking.

Did you know we also do extensions and roof dormers?

We usually showcase our big projects, but we thought it was time to share some of the smaller jobs too. We take just as much pride in our smaller builds as we do in our new builds, barn conversions, and commercial work.

Here’s a great example — a beautiful roof dormer we added to a home in Coniston. On the back of the house, we created a large sitting room with stunning views over the lake. On the front, we installed electric, self-opening Velux windows that look out onto Coniston Old Man. We also added a new staircase, a compact utility room, and a plant room to house the existing boiler, water tanks, and heating valves.

The whole project took just nine weeks to complete. The customer, who lives in London, trusted us to manage the job from start to finish — and they were over the moon with the result. You can read their full review on Google.
