Will your project run into several weeks work for your builder?

From April 2015 all domestic projects (as before this date it was just commercial projects) over 30 days or 500 man hours now become regulated under CDM (Construction, design and management).
What does this mean you are probably are wondering.
Your builder will now have to approach a CDM co-ordinator and follow out the procedure of a construction phase plan and complete a health and safety file upon hand over. The health and safety file contains all materials used upon the project. The construction phase plan will be all information filed on how the work shall be taken out in a safe manner. Also the co-ordinator will have to file an F10 to the health and safety department before works can commence upon your project.
Most small sized builders will be new to the changes and will be unaware what a CDM actually is. If your builder is found to be in contravene by the health and safety, your project will be stopped and your builder could be prosecuted with not complying, thus delaying your project to completion. The client will not be prosecuted in a domestic project but can be on a commercial project if found to be endangering by not complying with principal contractor/builder. Your builder will have to play the clients role in domestic project as well as his/her role as principal contractor.
