Lease end approaching?

Dilapidations are much easier to manage when they are understood and planned early, rather than left until the final weeks of a tenancy.

A clear approach starts with understanding the obligations, assessing the condition of the space, identifying what needs to be repaired, reinstated or removed, and then planning the works around programme, cost and procurement.

Early planning gives everyone more control and helps avoid unnecessary pressure at handover.

The goal is simple: a clear scope, controlled works and a property ready for closeout.

A good construction programme is more than a set of dates on a page.

It has to reflect what can actually happen on site.

That means realistic sequencing between trades, information and approvals arriving when they are needed, procurement aligned with lead times, and clear ownership of every critical action.

When one of those pieces is missing, the programme starts to lose credibility. When they work together, the programme becomes a practical delivery tool rather than just a schedule.

Working in an occupied building is not simply a construction challenge. It is an operational one.

The work still has to move forward, but so does the business around it.

That means understanding who is using the building, planning circulation and access routes, controlling work zones, coordinating deliveries, protecting emergency access and making sure everyone knows what is happening before it affects them.

Good delivery in a live environment comes down to three things: planning the interface, controlling access and communicating early.
