# # # Planning a One-Off Rural Home? Start With the County Development Plan
Before purchasing a site or investing heavily in house designs, establish whether the planning principle is likely to be acceptable.
Every local authority’s County Development Plan sets out the policies governing one-off rural housing. Depending on the site and its location, you may need to demonstrate:

âś… A connection to the surrounding rural area
âś… Compliance with settlement and rural-housing policies
âś… Safe access with adequate sightlines
âś… Suitable ground conditions for wastewater treatment
âś… Protection of landscape character, views and natural heritage

A site may look ideal but still face significant planning constraints. An attractive house design cannot overcome a site that conflicts with the Development Plan.
