# # # Planning a One-Off Rural Home? Start With the County Development Plan

Before purchasing a site or investing heavily in house designs, establish whether the planning principle is likely to be acceptable.

Every local authority’s County Development Plan sets out the policies governing one-off rural housing. Depending on the site and its location, you may need to demonstrate:

✅ A genuine local housing need
✅ A connection to the surrounding rural area
✅ Compliance with settlement and rural-housing policies
✅ Safe access with adequate sightlines
✅ Suitable ground conditions for wastewater treatment
✅ Protection of landscape character, views and natural heritage
✅ An appropriate house design, scale and site layout
✅ Compliance with water, drainage and environmental requirements

A site may look ideal but still face significant planning constraints. An attractive house design cannot overcome a site that conflicts with the Development Plan.
