Old Dell / Wang Building - Ardmore Studios - Castletroy

Over the last number of days our team at LyMac Surveyors Ltd. have been carrying out an extensive building survey of the Old Dell / Wang Building in Castletroy.

"Limerick City and County Council has confirmed the purchase of the old Dell building in Castletroy — a 350,000 square foot facility that it hopes to develop into a major film and television production studio in tandem with Ardmore Studios" - The Irish Times - 25/05/2015.

Needless to say, this is the biggest survey we have carried out to date. We were delighted to have surveyed this iconic building, which holds many memories for the people of Limerick and the Mid West. Hopefully the building will now have a new lease of life, and create many memories and opportunities for generations of people from Limerick and the Mid West for years to come.

EXTENSIONS - Supervision & Management of Building Works -
LyMac Surveyors Ltd.

Properties under 40m2 – House extension where Planning Permission is not required

LyMac Surveyors Ltd has recently been engaged by a number of clients seeking advice following the completion of extensions to their properties (< 40m2). Following inspections and completion of our report and number of clients have had to carry out extensive remedial works to newly constructed extensions, (with one extension being < 3 months old*).

From March 2014, new building regulations require the appointment of an assigned certifier to certain construction projects. However, this does not apply to properties under 40m2, so the vast majority of domestic extensions do not require an assigned certifier. This will result in building regulations for projects being certified under the historic self-certification method.

N.B. This certificate is pointless in confirming the property has been built in accordance with building regulations, and is only useful for conveyancing, as none of the important issues, such as the foundations, levels of insulation, or installation of damp-proofing course are inspected.

Our advice to anyone constructing an extension is to engage a competent professional, such as a Building Surveyor, to undertake stage inspections to ensure construction is in accordance with building regulations.

The minimum inspections that should be undertaken are:
- Open foundations, excavated, pegged,
- Inspection of reinforcing prior to pouring of concrete,
- Block-work up to damp-proof course (DPC) level
- Block work up to wall-plate level
- Roof structure complete and felted, prior to slating or tiling
- First fix complete prior to plastering
- Completion.

When a builder knows that the works will be inspected at various stages, he/she will be motivated to undertake a high standard of workmanship. These inspections will give you the security that the works are being professionally managed, and completed, in accordance with building regulations.

Report into Kildare housing estate blaze finds inadequate fire-stopping measures - Irish Examiner - Friday, May 15, 2015

A report into a fire in a Kildare housing estate in which six homes were burnt to the ground in less than 30 minutes, has highlighted widespread fire safety concerns.

The report found there were numerous deficiencies in the walls that separated the houses including inadequate fire-stopping. The report found boards were not fixed to the studs in the walls and cavity barriers were not provided, which would have enhanced fire resistance.

The six houses at Millfield Manor in Newbridge were completely destroyed in just 30 minutes after a fire broke out in one of them on March 31 this year.

Remedial & reinforcing works to Chimneys;

Finally, the last photos of this project. Chimneys have been completed and roof covering has been reinstated / repaired / replaced where necessary. Also roof light included on newly covered section, to provide natural light to previously unlit stairwell. Existing metal roof light also replaced.
