β οΈ A reminder for Construction Companies on the Latest Asbestos Regulations (Ireland)
If your business is involved in demolition or refurbishment, this is something you should be aware of.
The Safety, Health and Welfare at Work (Exposure to Asbestos) (Amendment) Regulations 2025 introduced the most significant changes to asbestos management in Ireland in years β and the rules are stricter than many in the industry realise.
Here's what's changed:
π΅ The maximum allowable level of asbestos fibres in workplace air has been cut to 0.01 fibres/cmΒ³ β effective from 21 December 2025. This is a significantly tighter limit than before.
π΅ The old "manage in place" approach is largely gone. Regulations now require asbestos to be removed before demolition or major refurbishment work begins, unless doing so would create a greater risk.
π΅ You cannot start work without an HSA permit number, and you must notify the HSA at least 10 days in advance of any asbestos-related activity.
π΅ The HSA has published a 2025 Code of Practice to help employers comply β and enforcement will follow for those who don't meet the new requirements.
What does this mean in practice?
Before any demolition or significant refurbishment project, you need a proper asbestos survey completed. If asbestos-containing materials are identified, removal must be planned and permitted before works begin.
