Loke: Development of RM2b transit project to begin this year

SEREMBAN (May 8): A major transit-oriented development ( ) project, known as Seremban Sentral, will be developed near the Seremban Railway Station with an estimated gross development value (GDV) of RM2 billion. Construction is expected to begin this year.

said the project, located on 8.4 hectares of land owned by the ( ), will feature units, centres, facilities, areas and institutions, acting as a catalyst for the city’s growth.

He said the development, led by , will be integrated with the ongoing upgrade of the Seremban Railway Station under the Phase 2 (KVDT2) project, which is scheduled for completion by Dec 2028.

“Seremban lacks a ‘wow factor’. We are an old city with a rich history, but we need something to revitalise it. We are pleased that Sunway Group has won the tender, offering the highest return to RAC for this land development.

“I am excited to see this project materialise. In the coming months, the developer will submit planning approvals to the local authority, and I hope full cooperation will be extended to realise this project swiftly,” he said.

Loke was speaking to reporters after witnessing the agreement signing between RAC and Sunway Group. Also present was Transport Ministry secretary general and RAC board chairman Datuk Jana Santhiran Muniayan.

Loke, who is also the member of Parliament for Seremban, said the first phase, covering the development of a medical centre and the Seremban Yard, will begin within six months of the agreement signing. The entire development is expected to span 14 years.

“The healthcare sector has high demand, not just locally but also from foreign patients. This supports medical tourism, where patients from neighbouring countries seek treatment here, stay in hotels and utilise local services.

“This will boost the local economy. I hope Seremban Sentral will become a key driver of the city’s development, and that RAC will fully optimise the land next to the station,” he said.

He added that the project would fully leverage the existing rail system, transforming Seremban into a more efficient and inclusive transport hub.

Loke also noted that the project will preserve and integrate the historic Seremban Railway Station, with the Seremban Yard set to include the old train depot as a creative space for small businesses and community interaction.

I am confident this development will increase property values, stimulate the local economy, create new jobs as commercial components come into operation, and improve the quality of life and mobility for the people,” he said.

(吉隆坡5日讯)金务大( GAMUDA,5398,主板建筑股)今早突宣布重大交易,其独资子公司 #金务大数据中心基建公司 将以4亿5522万令吉,将 #森美兰 #波德申 约389英亩地皮售予 (马)公司,同时再揽下后者总值10亿零888万令吉的数据中心建设合约

金务大是在去年12月30日宣布,以4亿2440万令吉,向 #马联产业(MUIPROP,3913,主板产业股)收购位于波德申约389英亩土地,以用于发展和数据中心相关的基础设施。

配合上述宣布,金务大于今早9时暂停交易,10时恢复交易,该股暂停交易前的股价为4.40令吉,市值约253亿7000万令吉。

马股开市略涨0.25%

转看综指早盘走势,综指今早以1541.78点低开后便扭转跌势,持续往上涨。截至9时10分,综指暂报1546.36点,涨3.87点或0.25%。

截至9时10分,马股成交量为1亿9970万股,成交值则是1亿零785万令吉。全场个股升多跌少,共有278只上升股、101只下跌股及273只股持平。

Gamuda inks deals worth RM1.46bil for land disposal, date centre works

KUALA LUMPUR: Gamuda Bhd, via its indirect subsidiary, Gamuda DC Infrastructure Sdn Bhd (DCI), has entered into contracts to dispose of 157.42 hectares of land for RM455.23 million and undertake enabling works worth RM1.01 billion with Pearl Computing Malaysia Sdn Bhd.

In a filing with Bursa Malaysia today, Gamuda said the land is located in Port Dickson, Negeri Sembilan.

It said DCI would then undertake enabling works on the land for Pearl Computing’s data centre development, including earthworks and external infrastructure works.

"The external infrastructure works consist of a new water treatment plant with a total production capacity of 65 million litres per day; pipelines connecting the water treatment plant to the service reservoir of the data centre development and off-river storage to ensure sufficient water yield during the low season and mitigate against any pollution,” it said.

Gamuda said the earthworks are expected to be completed in the third quarter of 2025 (3Q 2025), followed by the water treatment plant (2Q 2027) and off-river storage (4Q 2028).

It said the agreements encapsulated the company’s one-stop solution for the fast-growing data centre sector, whereby Gamuda delivers top-to-toe land development, including civil works, utility connections, and water infrastructure, to deliver a ready-to-build platform for hyperscale clients.

"This one-stop model leverages the company’s core engineering expertise and next-generation industrial building system, which accelerates structural delivery with off-site precision manufacturing.

"This end-to-end approach de-risks early-stage development, shortens timelines, guarantees quality and cost, which sets the company apart as a strategic infrastructure partner in the digital economy,” it added. - Bernama

(吉隆坡5日讯)根据跨国产业顾问公司莱坊《财富报告》显示,在全球财富持续增长的趋势下,马来西亚超级富豪的人数亦稳步上升。

报告指出, #大马超级富豪人数增长, #推动了国内豪华房地产和优质商业产业的需求。

莱坊国际住宅部副董事多米尼克希顿沃森表示, #大马超级富豪的增加正在重塑本地产业市场。

“随着全球投资者重返产业市场,大马未来几年将迎来更多资本流入。”

该报告显示,2024年全球富豪人数增长4.4%,达234万1378人。

“北美以5.2%的增长率位居全球首位,亚洲紧随其后,增长5%,非洲增长4.7%。”

#涌向办公楼与物流资产

大马莱坊集团董事经理黄详耀指出, #投资者对优质办公楼及物流资产表现出浓厚兴趣。

他说,随着经济环境趋稳及融资成本下降, #预计吉隆坡槟城及新山等核心城市将迎来新一轮策略性收购潮,私人资本将在这轮复苏中扮演关键角色。

此外,莱坊Property Hub国际项目的执行董事杨阿德里安(译音)则说,全球商业产业投资回暖,直接带动我国市场活跃度提升。

他说, #随着利率预期下降, #预计吉隆坡的办公楼及物流资产将成为投资热点,吸引更多国内外资本流入。

莱坊报告提到,去年全球商业产业投资总额达8060亿美元(约3兆6000亿令吉),同比增长8%,成功扭转2023年43%的大幅萎缩,反映市场信心回升。

跨境资本流动亦增长12%,达到1710亿美元(约7605亿令吉),显示全球投资者对产业市场的持续关注。

报告称,大马商业产业交易活动同步回暖,超级富豪及机构投资者纷纷加大投资,以寻求长期稳定收益,趋势与我国超级富豪人口增长相契合,说明财富积累带来的投资需求上升。

报告指,大马作为东南亚重要的投资目的地, #预计将吸引国内外投资者抓住新兴机会,进一步巩固其在区域房地产市场的地位。

#加强交通系统 #数大型发展项目将登场

(吉隆坡5日讯)我国将迎来数大型发展项目,包括涉及耗资约高达70亿令吉的高架智轨列车系统( ),以及全长211公里的“雪州铁路”项目等,以加强我国交通系统。

兴业投行预计,这项高架智轨列车系统很快就会发布提案。

“在迫切需要完善化柔新捷运系统( Link )连接线下,意味着需要建设另一个交通系统,即柔佛的高架智轨列车系统。”

该投行分析员在研究报告中表示,拟议中的 #雪州铁路 ,从沙白安南至雪邦,并延伸至森美兰,是除了已明确宣布的 #槟城轻快铁 (LRT)等项目外的额外项目,其余项目价值约50亿令吉,并重新启动5个轻快铁莎阿南线(LRT3)停站。

“去年5月,柔佛宣布在新山市中心建设 #自动捷运系统( ),涉及3条路线,全长超过50公里,设有32个停站。”

他说,建议的3条路线,分别是全长14.78公里的依斯干达公主城线、全长18.8公里的士姑来线和全长14公里的地不老线。

“据柔州公共工程、交通、基本设施及通讯事务的行政议员莫哈末法兹里表示,建设公共交通系统的成本预计将近70亿令吉。”

他指出,在有关水的基建方面,阿丹说,雪州政府正提议兴建一条总值60亿令吉的 #地下洪水隧道系统 ,可能为承包商带来机会。

“此外,目前有35个防洪项目处于实施前阶段,另外73个防洪项目,根据第12大马计划下已批的第五个年度计划进行建设,总价229亿令吉。”

#数据中心增长仍强劲

至于数据中心,分析员表示,其国内市场的前景,可能仍保持弹性。

“根据高纬环球( & )的报告,柔州计划建设约822兆瓦的 #直流电容量。

此外,随着 #金务大( ,5398,主板建筑股)在 #波德申 收购157.4公顷土地后, #森州 可能成为直流电的焦点,该土地可容纳介于500兆瓦至1吉瓦的直流电容量。”

他也说, 也瞄准森州的另一个直流项目,潜在规模高达100兆瓦。

(吉隆坡30日讯)金务大( ,5398,主板建筑股)宣布,以4亿2440万令吉向 #马联产业 ( ,3913,主板产业股)收购位于森美兰389英亩土地,用于 #云端数据中心 #基础设施 的开发。

金务大周一向马交所报备,子公司Gamuda 基础设施私人有限公司,已与马联产业旗下的下 。

文告指出,收购的土地位于森美兰州 #波德申 的 #春泉镇 #工业园 ( )区内,毗邻 #大马宏愿谷 ,目前仍为农用土地。

根据协议,West Synergy应在明年上半年提交申请,将这些土地转换为工业用途土地。

金务大计划通过内部筹得资金,预计在明年7月底前完成收购。

值得注意的是,West Synergy是马联产业间接持股60%的子公司,剩余40%股权由 #振德( ,1929,主板种植股)间接持有。

通过上述交易,马联产业预计,将从中获得2亿613万令吉的一次性净收益。

为配合这项交易的宣布,马联产业从今日早上10时40分起暂停交易,直到隔日(31日)才恢复交易。

周一闭市时,金务大收报在4.78令吉,涨9仙或1.92%,成交量大2083万7700股。
