Stanmore Bays kicked off today, mate have we got our hands full with this gem.

With just a bit of paint to go before the big final inspection, our Konini Rd renovation is all but complete.

This was one of the more testing Reno's in the last 2 years. Honestly who ever the previous owners were, they really done a number on the integrity of this dwelling and unfortunately along with the clients we had to uncover along the way, major issues that couldn't be unseen.

Budgets got blown, unfortunately, but we're still proud of the finished result and hope the clients are happy equally.

Simple thought out changes, to internal wall layouts on this 1980's Titirangi home.

- Relocating internal French doors for a more natural flow between spaces.

- Increasing a guest bedrooms size, by reducing the wardrobe size and pushing out the passage door.

- Switchboard upgrade

Preline and cladding local council inspection passed with flying colours. Plasterers and tilers are creaming it now.

FRAMING, FRAMING, FRAMING 🥳

Walls are all tied back to fresh concrete footings. The extension, mudroom, and hallway walls are up, but we're quickly catching up to a minor variation currently in with council, awaiting approval.

Reason - due to the master bedroom ceiling framing being inadequate (4x2 spanning 5m) and the ceiling cavity being 140mm, the proposal is to re-frame the ceiling with 90x45 flitched to 140x45 framing, spaced at 400 centres, nailed off at 150 centres! and re-run H1 calcs to achieve the correct overall R-value.

No worries mate. 5000 nails coming right up.

"Getting out of the ground" has to be the best renovation milestone.

Nothing beats seeing that concrete getting pumped and vibrated into all the right places!
