Plans are approved and now the building starts!

Once your local authority gives the green light, your Master Build Contract becomes the guide for everything - cladding, joinery, paint colours, fixtures, and progress payment milestones.

You'll also meet your Project Manager. They will be your single point of contact throughout the build and will provide weekly updates, regular site meetings, and a quality walk-through before handover day.

You've found the section, now what?

A lot of people sit on a piece of land for months not knowing what to do next, wondering if their plans will work on the site, what it'll actually cost, and whether now is the right time to make a call.

When you come to us with a section, we look at the land first, the slope, orientation, and access. We will tell you whether what you have in mind will work.

We can arrange surveyors & geotech engineers to establish ground levels & soil conditions.

If it stacks up, we move into preliminary drawings so you can see exactly how the house sits on the section before anything is locked in.

This would be one of the most common questions we get. Building a new home in Canterbury typically takes 5-6 months from the time you receive your approved plans to the day you get your keys.

But before construction even begins, there's the consent process. Building consent from your local council takes around 4-5 weeks. If your project also needs a resource consent, add another 1-2 weeks on top of that.

Once consent is approved, we can usually start excavation within 1-2 weeks - weather permitting of course. From there, foundations go in, framing goes up, and the build progresses.

A few things that affect the timeline:
1. Complexity of your build
2. Site conditions
3. Council processing times
4. Supplier lead times for materials and fittings

No two builds are the same. What we can promise is that we'll walk you through every stage, keep you updated, and never leave you guessing about where things are at.

We build right across Canterbury, and every part of this region is a little bit different.

The inner suburbs have character and convenience; Rolleston, Lincoln and the wider Selwyn District offer space and that genuine community feel. We might be biased, but we reckon Canterbury is one of the best places in New Zealand to build a new home right now 😉

And the numbers back it up. Canterbury is currently New Zealand's fastest-growing region, and consented more new homes in the past 12 months than at any point in the last three years. Selwyn District alone grew at 2.4% last year, one of the highest district-level growth rates in the country.

Here's what we've learnt from building across the region:

📍 Selwyn District: Strong community growth, great infrastructure, excellent sections. Some of Canterbury's best family builds are happening out here right now.

📍 Lincoln: A township that's seen huge growth. Great schools, local feel, and some beautiful residential developments. (And yes - our new Lincoln showhome is almost ready. Stay tuned)

📍 Christchurch City: Established sections and knock-down rebuilds need careful thinking around soil conditions and council requirements. This is exactly where our local expertise matters.

The next stage of the Build Process are finalising the working drawings. This is the stage where everything starts coming together.

Once your plans, specifications, and selections are finalised, we move into preparing the full working drawings for council approval. This includes site positioning, elevations, engineering details, consents, and all the technical documentation needed before construction can begin.

By this point, your interior and exterior finishes have usually been selected too, so you can really start visualising the finished home.

A lot of people are surprised by how much detail goes into this stage, but it’s all about making sure everything is clear, accurate, and ready for a smooth build process.
