π£ Good news for homeowners planning a new build or renovation!
The Government has announced changes that will make the building process smoother, faster, and more secure.
In the past, councils have been cautious when issuing consents because, under previous rules, they could end up responsible for fixing problems if something went wrong after the build was complete. This often meant delays, extra admin, and added costs.
The new system removes this liability from councils, which should help speed up the consenting process. Itβs a positive change for anyone starting a project.
What do these changes mean for you?

All new residential buildings three storeys and under, and renovations valued at $100,000 or more, will require a warranty of at least 10 years.

If issues appear later and the original builder is no longer around to put things right, you will still be protected.

This shift aims to lift quality across the sector and push out the cowboys who won't be able to meet the warranty requirements.
NZCB members already offer the Halo 10-Year Residential Guarantee, which meets all the new requirements and generally costs less than 0.42 percent of the total build or renovation cost.
