It’s always great to see our local suppliers showcasing their work! 🙌

Colthurst Flooring supplied the beautiful European timber flooring in our One Tree Point showhome, and we couldn’t be happier with the finished result.

The natural warmth of timber really brings this living space to life.

Thanks for sharing, team! 👏

A home can look amazing and still be too hot in summer. Great Northland design brings together the sun, natural airflow, insulation and glazing from the start.

Our November blog explains the decisions that make a home comfortable to live in, not just beautiful to look at. Which room in your future home deserves the best morning light?

What actually makes a new home energy-efficient?

It is easy to focus on individual products. Better insulation. Better glazing. A particular building wrap.

But those products only form part of the answer.

Our November blog looks at how orientation, ventilation, insulation, glazing and good construction detailing need to work together — particularly in Northland's climate.

Building an energy-efficient home in Whangārei arrives on 1 November.

Before worrying about the perfect floor plan, ask a bigger question:

What does your property need to do for you over the next 10 or 15 years?

Maybe your family will live exactly as it does today. Maybe parents will need support. Adult children may come home. Your work could change. Or you may eventually want another income stream from your land.

You don't need to predict the future perfectly.

The goal is to make sensible decisions today while keeping useful options available.

Budget is part of that conversation too. If you're starting to work out what your new home may cost, our Build Cost Estimator can give you an early starting point.

If a minor dwelling might be part of your future, three things become surprisingly important: access, services and privacy.

They are also three things that can become expensive or awkward to change after your main home, driveway and landscaping are complete.

That doesn't mean you need plans for a second house sitting in a drawer.

It means asking a few sensible questions early. Where could another driveway go? How could services reach the site? Could both homes have private outdoor areas?

A little thinking at the design stage can keep a lot more options open later.

For more on the council side of building, our building-consent guide is in the comments.

When planning a new home, there is a big difference between designing a house and designing a property.

Your home needs to respond to sun, views, wind, privacy, access and outdoor living. If a future minor dwelling is possible, that adds another layer.

Where would its driveway go? How could services reach it? Would both homes have privacy? Would it take over the best part of your outdoor living area?

You do not need every answer today. You simply want to avoid making decisions now that remove good options later.

This is why our design process starts with your section and how you want to live before the final house takes shape.

You don't have to build a minor dwelling now to plan intelligently for one later.

A few decisions made when designing your main home can protect your future options.

I explain the idea in this video, and we go into more detail in our latest blog.

You may not need a minor dwelling today. But could your property need one in ten years?

For some families, it could provide a place for ageing parents. For others, it could help adult children, create rental income or simply give the property more flexibility as life changes.

The important part is not only deciding whether you want one. It is making sure the home you build today does not make that option unnecessarily difficult later.

Things such as access, services, privacy, sun and where the main home sits on the section can make a big difference.

Our new blog looks at why minor dwellings are becoming an important design conversation for people planning a new home in Northland.

Your new home needs to work for today. But what might your property need to do ten years from now?

An ageing parent might need to live closer. Adult children may need their own space, or another dwelling could create useful income later.

Even if you don't plan to build it now, those possibilities can influence how you position the main home, access and services today.

It's the little details that make a difference.

We use soft-close sliders in our homes so doors close smoothly and quietly, without the bang.

It's a small feature, but one you appreciate every day.
