Where would you sit with your morning coffee?

When you’re choosing a house plan, it’s worth picturing how you’ll use the space outside, too.

Doors opening from the kitchen or living area can make it easy to take dinner outdoors or keep an eye on children playing. But how the home sits on your section matters just as much—especially when it comes to sunshine, privacy and shelter from Wellington’s wind.

Think about when you’re most likely to be outside. Is it a quiet coffee in the morning, lunch in the sun, or a barbecue with friends at the end of the day?

Considering this early can help you choose a plan and position your outdoor living area to suit your everyday life.

Where will the vacuum cleaner live?

It might seem like a small thing when you’re choosing a house plan, but everyday storage deserves a closer look.

Bedroom wardrobes are a good start. Then think about towels and spare bedding, school bags, cleaning gear and those bigger items that only come out occasionally.

As you compare plans, ask yourself: is there storage close to where I’ll use it? Will the cupboards fit what I need to put in them? And if I’m counting on the garage for storage, will there still be room to park?

Thinking through what you already own can help you choose a layout that works for your household.

What’s the one thing you never seem to have enough storage for?

Thinking about adding a granny flat to your property, but don't want to subdivide?

The good news is, you often don't have to.

A granny flat can remain on the same title as your existing home, which can make it a practical option if you're looking to create a separate home for ageing parents, adult children, or even somewhere you could downsize into later.

But there's more to consider than simply having enough room in the backyard.

Your section, access, ground conditions, services, privacy and the relevant building and planning requirements can all affect what's possible. And while new rules introduced in 2026 mean some qualifying granny flats of up to 70m² can be built without building or resource consent, there are specific conditions that need to be met.

Our blog explains what you need to know before you start.

Can you picture your everyday life in that floor plan?

Four bedrooms and two bathrooms might tick the boxes, but it’s worth taking a closer look at how the layout would work for you.

Imagine arriving home with the groceries. Is it an easy walk to the kitchen? Where would shoes and school bags go? Could someone watch TV in the living room while another person sleeps or works nearby?

Then think about your furniture. Is there room for your dining table, space to move around the sofa, and a clear path to the outdoor area?

When you’re comparing house plans, try walking through a typical day in each one. It’s a simple way to work out which layout feels right for the way you live.

Building a new home comes with plenty of decisions, and one of the first is whether to start with a pre-designed house plan or design something completely from scratch.

For many buyers, a pre-designed plan can make the building journey simpler. You can see the layout from the outset, make decisions more easily, and avoid some of the extra time and cost that can come with starting a design from a blank page.

But custom design has its advantages too, particularly if you have a unique section or very specific ideas about how you want your home to work.

So, which one makes more sense for you?

This blog looks at pre-designed vs custom house plans, the pros and cons of each, and what to consider before deciding.

Designed for modern family living, The Arundel packs a lot into a smart, practical layout.

It features three bedrooms and two bathrooms, including a private master bedroom with its own ensuite, plus two additional bedrooms and a family bathroom.

At the heart of the home, the kitchen, dining and lounge come together in an open-plan living space, creating an easy hub for everyday family life and entertaining.

And there’s something that can be particularly hard to find when building on a more compact section: a double internal-access garage, giving you secure parking as well as valuable extra storage.

With clean, contemporary lines and a design created to work well on smaller urban sections, The Arundel is a great option for anyone wanting to make clever use of their land without sacrificing the features of a comfortable family home.
