It's always exciting when a renovation reaches the point where you can really start to see the transformation taking shape.

This is the new spa room, with the waterproofing now complete (that's the blue floor) and painting underway throughout the project.

Today was a big milestone too, with the scaffolding coming down and the wrap finally being removed from around the house. After seeing it covered up for so long, it's great to see the home revealed again.

There's still plenty to do, but we're getting close.

Next on the list:
✔ Finish the painting
✔ Lay the tiles
✔ Polish the timber floors
✔ Install the kitchen

We can't wait to show you the finished result.

One thing renovation projects tend to teach pretty quickly:

Even the well-planned jobs usually come with a few surprises.

Sometimes it’s hidden issues once walls are opened up.
Sometimes it’s timelines shifting.
Sometimes it’s simply realising how disruptive living through renovations can feel day-to-day.

A few things that genuinely help make the process smoother:
• making selections early
• allowing contingency in the budget
• having realistic expectations
• keeping communication open throughout the project

No renovation is ever completely stress-free.

A couple of renovation learnings from a current project.

One thing people don’t always realise is how connected every trade and product selection becomes during a renovation.

For example, on this project, the bathroom tiles selected for the walls are different thicknesses.

It might sound like a small detail, but to achieve a clean flat finish, extra plastering work is needed behind the thinner tiles.

More labour.
More materials.
More time.

Another example is some of the front-of-wall plumbing and ventilation selections.

The extractor fan chosen isn’t a standard setup and needs to be positioned externally, which creates flow-on adjustments for other trades onsite, including roofing and electrical.

None of these are major problems.

But they’re good examples of how renovation projects are often like a chain reaction:
one decision can affect several other parts of the build behind the scenes.

That’s why planning, coordination, and product selection early on can make such a big difference to how smoothly a project runs.

A few signs your exterior might be asking for attention.

Sometimes it’s obvious.

Thinking about adding a shed, sleepout, studio, or other small detached building to your property?

Recent rule changes have made it easier in some cases to build smaller detached structures closer to your boundary, with less red tape than before.

In general:
Under 10m² may be able to go right up to the boundary without building consent.
Buildings between 10m² and 30m² may only need a 1 metre setback and, in some cases, no building consent.
Buildings over 30m² still usually require consent.

But the details do matter.

Local district plan and zoning rules still need to be checked, and if you’re looking at a granny flat or small standalone dwelling, there are separate exemption rules and conditions that may also apply. These can include Building Code compliance, licensed building professionals, council notification, and project documentation.

That’s why it pays to get good advice early.

Here’s a little progress update from one of our sites.

The main bathroom, master bedroom, ensuite and kitchen are starting to take shape. The spa room is feeling brighter already with natural light coming through the skylights.

Next up, lighting, cabinetry, fittings and the finishing touches.
