You’re not just building a house — you’re setting the standard for how you want to live.

The build experience should reflect that.

It should feel considered, calm and well‑led, even when the design is ambitious and the details are demanding.

When you work with us, the goal is never simply to “get it built”.

The goal is to quietly exceed what you thought was possible of the process itself — the clarity of information you receive, the way decisions are sequenced, and the confidence you feel at every stage on site.

You stay close to the detail without being buried in it.

If you’re looking ahead to your next project, we currently have a build window available to start in 2026.

If you’re curious about how your build could feel different, and want to explore whether we’re the right partner for you, contact Mark.

MA Building creates architectural homes in Wānaka that are built differently — not just in how they look, but in how they’re approached from the very beginning.

We take the time to truly listen.

To understand what matters to you, what this home needs to hold, and how it should feel to live in. Because when you bring us your project, it’s never just a build — it’s something personal.

We care more than you might expect, and that shows in every decision, every detail, every conversation along the way.

The result isn’t just a home that meets expectations — it’s one that feels better than you knew to ask for.

If you’re thinking about building, chances are you’ve got a few questions.

Costs. Timelines. Where to start. Who to talk to. What actually matters (and what doesn’t).

We’ve pulled together some of the most common questions we get asked — and answered them properly.

No fluff. Just clear, honest insight based on what we see every day.

It’s a good place to start if you’re early in the process… or even if you’re already a few steps in and want a bit more clarity.

Are you reading the headlines?

Building costs are being reported to rise by up to 25%, and for a lot of people, the natural response is to pause, scale back, or reconsider building altogether.

That reaction makes sense.

But beyond the headlines, there’s a quieter conversation worth having.

Because the true cost of a home isn’t just what it takes to build it.

It’s what it costs to live in, every single day, for the next 20–30+ years.

Heating.
Cooling.
Moisture control.
Maintenance.
Comfort.

These are the costs that aren’t always visible upfront — but they’re the ones that compound over time.

What we’re seeing more and more is that small, well-considered decisions early in the process can make a significant difference later on.

Things like:
– Taking the time to get the orientation right
– Investing in better insulation and windows
– Reducing thermal bridging
– Thinking about airtightness and ventilation from day one

They’re not always the most obvious places to spend.

But they’re often the ones that quietly deliver the most value.

A certified Passive House, for example, can reduce energy use by up to 90% compared to a standard home.

And even without going through full certification, it’s possible to achieve around 70% of that performance through good design and building principles alone.

That’s not about chasing a label — it’s about understanding what actually makes a home work better.

So while upfront costs are an important part of the conversation, they’re only one piece of the picture.

The longer view tends to tell a different story:
Lower running costs.
More consistent comfort.
Less reliance on energy.
A home that simply feels better to live in.

We’re not here to suggest bigger budgets for the sake of it.

We’re here to help people make clear, informed decisions — so their home performs not just on day one, but for decades to come.

Why more of New Zealand's best architects think differently about performance.

Passive House design is often seen as a niche — something complex, expensive, or only for a small group of projects.

But that’s starting to shift.

More architects are recognising that designing for performance from the outset isn’t about chasing a label — it’s about creating homes that are:
• warmer in winter
• cooler in summer
• healthier to live in
• and far more energy efficient over time

In a climate like ours, those things aren’t “nice to have” — they’re becoming essential.

We’ve pulled together 7 reasons why Passive House thinking is gaining momentum in New Zealand, and why it’s influencing the way homes are being designed right now.

If you're planning a build — or working in the industry — it’s well worth a read.

As we sink deeper into autumn — and the Easter break — you start to notice it more.

The cooler mornings.
The shorter days.
That shift in the air.

And it raises a simple question:

How does your home actually feel this time of year?

Because this is where a well-designed, high-performance home really starts to show its value.

Not in a loud or obvious way — but in the small, everyday moments.

Waking up to a house that’s already warm.
Soft, even light coming in as the sun rises.
No rushing to turn heaters on. No cold spots. No noise.

Just a space that feels calm, comfortable… and ready for the day.

And quietly, in the background, it’s doing all of that while using significantly less energy — and relying far less on constant input.

A bit like a quiet kind of luxury.
The kind you feel, rather than see.

If you’ve ever wondered what that actually looks like in a Wanaka winter, we’ve shared a few of the key benefits here:

Building a home comes with a lot of questions.

Some you expect…
And some you don’t even know to ask yet.

Things like:
• When should I involve a builder?
• What actually impacts the cost the most?
• How long does the process take?
• What should I be thinking about early to avoid issues later?

We get asked these every week — so we’ve pulled together a simple FAQ page to give you clear, honest answers.

No jargon. No overcomplication. Just practical insight to help you move forward with a bit more confidence.

If you’re in the early stages of planning a build (or even just starting to think about it), it’s a good place to start.

POV: your house uses 90% less energy than the neighbours.

It’s warmer in winter, cooler in summer, quiet, calm, and consistent. No big swings, no constant heating, no noise. Just a house that… works.

And in a time where energy costs are rising and supply is becoming less predictable, there’s something reassuring about a home that simply needs less.

Less input. Less reliance. Less ongoing cost.

Interestingly, our most-read blog post isn’t “what is a passive house” or “how to build one.” It’s actually: “The Downsides of a Passive House.”

Which says a lot.

Because people are curious. They’re doing their research. They’re asking — what’s the catch?

And honestly, we get it. Building a home like this isn’t standard. It challenges what most people are used to, so of course you’d want to understand the trade-offs before committing.

But here’s what we’ve found.

For many of our clients, it ends up feeling a bit like a quiet kind of independence.

A home that isn’t at the mercy of power prices.
A home that holds its own temperature.
A home that feels steady, no matter what’s happening outside.

A bit like a secret luxury — not showy, but something you feel every single day.

Healthy. Comfortable. Effortless.

The kind of space you notice more over time, not less.

If you’ve ever been curious about high-performance homes — including the downsides — this is a good place to start.

“I Want To Build A Better House — But I Don’t Know What To Ask.”

We hear this a lot.

Most people start their building journey with inspiration photos, a rough idea of what they want, and a hundred decisions still ahead of them.

But one of the biggest things that shapes the outcome of a home is the questions asked early in the process.

Not just about the design… but about how the house will actually perform.

Will it be warm in winter without constant heating?
Will it stay comfortable in summer?
Will it feel quiet, healthy and easy to live in every day?

The reality is, most people simply aren’t told what questions they should be asking.

So we put together a guide to help.

26 Essential Questions To Ask Your Builder Before You Sign

It’s designed to help you understand the things that really matter in a modern home — from construction methods and thermal performance to how the build process actually works.

Because building a home should feel clear and confident, not overwhelming.

If you’re planning a build in Wanaka or Central Otago, this is a good place to start.
