MOISTURE: THE SILENT ENEMY THAT CAN DESTROY YOUR SPORTS FLOORING

Imagine this...

You just finished your beautiful pickleball facility.

The courts look amazing. The colors are perfect.

Your grand opening is successful.

Then, months later...

⚠️ Blisters start appearing.
⚠️ The coating begins peeling.
⚠️ Cracks start showing through.
⚠️ Parts of the surface begin to delaminate.
⚠️ Players notice uneven playing conditions.

And suddenly, the court you thought would last for years needs repair or resurfacing.

The culprit?

MOISTURE.

And here's the scary part:

You may not see the moisture problem until the damage has already reached your sports flooring.

WHERE CAN MOISTURE COME FROM?

It can come from:
- Rainwater infiltration
- Moisture rising from the ground
- Plumbing leaks
- Poor site drainage
- High humidity/condensation

Moisture trapped inside an inadequately cured concrete slab

That's why "the concrete looks dry" isn't enough.

WHY SHOULD AN INVESTOR CARE?
Because moisture problems don't only damage your floor.
They can damage your business.

💸 Premature resurfacing
💸 Repair expenses
💸 Court downtime
💸 Lost bookings
💸 Customer complaints
💸 Reduced player confidence

And the worst part?

You may have to close a court you've already paid to build.

SMART RECOMMENDATION
Moisture control should start before the concrete is poured—not after the flooring starts failing.

For new facilities, your project team should evaluate:

✅ Site drainage and groundwater conditions
✅ Proper v***r barrier detailing where required
✅ Concrete curing and drying
✅ Proper surface preparation
✅ Building ventilation and humidity conditions

Never install a sports flooring system simply because the concrete "looks dry."

Test it. Verify it. Then coat it.

A few smart decisions before installation can save you from a very expensive flooring problem later.

HERE'S MY CHALLENGE TO FUTURE PICKLEBALL INVESTORS:

Before you sign your flooring contract, ask your contractor one question:

"How are you going to control and verify moisture before installing my sports flooring?"

If the answer is simply:
"Don't worry, sir. Dry naman ang concrete."

STOP. ASK MORE QUESTIONS.
Your flooring deserves better than assumptions.

PRACTICAL PICKLEBALL TIPS FOR INVESTORS | DAY 6

Your Pickleball Court Is Only as Good as the Concrete Beneath It.

Here’s something every future facility owner should know:

A premium sports flooring system cannot fix a poorly constructed concrete slab.
Many investors spend considerable time choosing their acrylic colors and flooring system—but by then, one of the most important decisions has already been made:

How was the concrete slab designed and constructed?

If the foundation is wrong, you may eventually deal with:
❌ Cracks appearing through the sports surface
❌ Uneven ball bounce
❌ Ponding water
❌ Delamination or blistering
❌ Premature resurfacing
❌ Expensive repairs and downtime

And these problems can happen even when you use a good sports flooring system.

BEFORE THE CONCRETE IS POURED, DISCUSS THESE:

1️ Concrete Strength
Specify the required concrete strength with your structural engineer and make sure it is appropriate for the intended facility and loading.

2️ Flatness & Level
Pickleball needs a uniform, relatively flat playing surface.
Low spots can create ponding and affect the playing surface.

Recommendation: Use proper screeding/leveling methods and verify the finished slab—not just visually, but with appropriate flatness checks.

3️ Construction & Control Joints
Concrete will naturally shrink as it cures.
Joints are therefore necessary—but their location and detailing should be planned before pouring.

Recommendation: Coordinate the joint layout with the court layout so joints are minimized within critical playing areas and properly treated where they must occur.

4️ Curing
Don't rush to coat newly poured concrete.

Recommendation: Allow adequate curing and confirm the slab is sufficiently dry and ready for the specified sports flooring system. Follow the flooring manufacturer's moisture and curing requirements rather than relying only on elapsed time.

5️ V***r Barrier
For indoor facilities, moisture coming from beneath the slab can become a serious problem.

Recommendation: Where site and design conditions call for it, provide a continuous, properly detailed v***r barrier beneath the slab, coordinated with the structural and geotechnical design.

6️ Drainage & Slope
Outdoor courts must deal with rainwater.

Recommendation: Design the slab and surrounding drainage system to prevent standing water while maintaining the required playing characteristics.

SMART INVESTOR TIP
Don't wait until the flooring contractor arrives to discuss the concrete.

The sports flooring contractor, architect, structural engineer, and civil engineer should coordinate before the slab is poured.

Because once the concrete is there...
changing it becomes expensive.

The best sports courts don't start with acrylic.
They start with a properly planned concrete slab.

TOMORROW — DAY 7

MOISTURE: The Silent Enemy of Sports Flooring
We'll discuss where moisture comes from, how to control it before construction, how to test the slab before flooring installation, and how proper moisture management can extend the life of your sports flooring.

PRACTICAL PICKLEBALL TIPS FOR INVESTORS | DAY 5

The Building Matters More Than You Think

"A beautiful court inside the wrong building is still a poor pickleball facility."

Many investors focus on the court colors, net systems, and lighting...

But forget to ask one important question:
Is the building designed for the game?

A world-class sports flooring system can only perform at its best when it's inside a properly designed structure.

Before You Build, Consider These Essentials

1. Ceiling Height
High lobs are part of pickleball. A low roof can interrupt play and frustrate players.

Recommended:
✔️ Minimum clear height: 8–9 meters
✔️ Ideal for tournament-ready facilities: 9–12 meters
💨 2. Ventilation

An enclosed building without proper airflow becomes hot and uncomfortable.

Consider:
✔️ Natural cross ventilation
✔️ Ridge ventilators
✔️ High-volume ceiling fans
✔️ Mechanical ventilation or air-conditioning for premium facilities
Comfortable players stay longer and return more often.

3. Sports Lighting
Lighting should be designed specifically for sports—not warehouse use.

Avoid:
❌ Glare
❌ Dark spots
❌ Shadows

Use uniform LED sports lighting that allows players to track the ball clearly.

4. Structural Columns
Columns inside the playing area reduce court flexibility and may interfere with movement.

Recommendation:
Design long-span structures that keep the courts free from obstructions.

5. Roof & Heat Control
The roof significantly affects indoor comfort.
Choose roofing systems with:
✔️ Insulation
✔️ Heat-reflective coatings
✔️ Proper roof ventilation
Reducing heat buildup improves player comfort and lowers cooling costs.

6. Plan for Future Expansion

If you have room to grow, think about it now.
Reserve space for:
✔️ Additional courts
✔️ Viewing deck
✔️ Café expansion
✔️ Pro shop
✔️ Event area

Building with expansion in mind is far less expensive than remodeling later.

SMART RECOMMENDATION
Before finalizing your building plans, involve a sports facility specialist—not just an architect or contractor.

A sports facility should be designed around:
🏓 Player movement
🏓 Ball trajectory
🏓 Comfort
🏓 Safety
🏓 Long-term operational efficiency

A few adjustments on paper can save hundreds of thousands—or even millions—during construction.

Remember...
A tournament-ready pickleball facility isn't defined by how beautiful it looks. It's defined by how well it plays.

Your Players Don't Come Just to Play... They Come for the Experience.

Here's a question for future pickleball facility owners...

If two facilities have the same number of courts and charge the same rate... why do players keep coming back to one and not the other?

The answer is simple: Experience.

The best pickleball facilities aren't just places to play—they're places where people enjoy spending time.

After a match, players don't rush home. They relax, grab a coffee, chat with friends, watch the next game, or wait for their turn. The longer they stay, the more they connect with your facility—and the more opportunities you have to grow your business.

Think beyond the courts.

A successful facility should also include:
- A café or snack bar
- Comfortable waiting and players' lounge
- Clean shower and dressing rooms
- Well-maintained comfort rooms
- Coaches' lounge or meeting area
- Pro shop for paddles, balls, and accessories
- First-aid station
- Multi-purpose room for clinics, birthday parties, and corporate events

These aren't expenses...

They're investments that improve the player experience and create additional revenue.

SMART RECOMMENDATION
As a general planning guide, allocate 25–35% of your total floor area for support facilities—not just the courts.

A well-designed pickleball center gives players a reason to:
✅ Stay longer
✅ Spend more
✅ Bring their family and friends
✅ Recommend your facility to others
✅ Come back again and again

Remember...

You're not just building a sports venue. You're building a community where people love to gather, compete, and create memories.

And that's what turns first-time visitors into loyal customers.

Day 2: PRACTICAL PICKLEBALL TIPS FOR INVESTORS

"Kasya ang 4 courts..." doesn't always mean you've planned it right.

One of the biggest mistakes we see is investors choosing a warehouse or lot based on how many courts they can squeeze in.

Then, after construction starts, reality hits...
❌ Wala nang space for players to move safely.
❌ Walang spectator area.
❌ Kulang ang walkway.
❌ Walang room for future expansion.
❌ Hindi na puwedeng mag-host ng tournaments.

Remember, a pickleball court is only one part of a successful facility.

Your players also need space to:
✅ Walk around comfortably
✅ Wait between games
✅ Watch friends and family play
✅ Access the café, comfort rooms, and other amenities safely

As an investor, don't ask:
"Ilang courts ang kasya?"

Instead, ask:
"Ano ang ideal layout para maging successful ang negosyo ko in the next 5 to 10 years?"

That's a completely different mindset.

Smart Recommendation
Before signing a lease or buying a property, have the entire facility professionally planned—not just the court layout.

A good master plan should include:
✔️ Proper court spacing
✔️ Safety run-off areas
✔️ Walkways and circulation
✔️ Parking layout
✔️ Café and waiting areas
✔️ Future expansion space

Spending time on planning today can save you from expensive renovations tomorrow.

Remember: Don't build for today. Build for where you want your business to be five years from now.

We'd love to hear from you...

If you're planning to build a pickleball facility, what's your biggest challenge right now?

Finding the right location?
Planning the layout?
Choosing the right sports flooring system?

Share your thoughts in the comments—we'd be happy to point you in the right direction.
