With picture lang + “mga magkano kaya?” = 😅

Sa comment section minsan parang crystal ball session:
“800k lang yan!”
“1M pwede na!”
“Sa amin 500k lang!”

Nakaka-relate naman tayo minsan 😆
Pero in real life, may plans, specs, soil condition, at detailed breakdown talaga bago makapagbigay ng realistic na costing.

Every project is unique — kaya mas okay pa rin ang may proper basis para iwas budget shock at smooth ang construction journey 👷🏻‍♀️✨

Bakit madalas lumalagpas sa budget ang pagpapagawa ng bahay?

Base sa experience ko sa paggawa ng detailed estimates at BOQ, karamihan ng homeowners nagkakaroon ng 15–25% budget overrun.

Hindi dahil nagmahal ang materyales.

Kundi dahil kulang o hindi detalyado ang initial estimate.

Narito ang ilang madalas na nakakalimutan:

🔹 Formworks at wastage allowance
🔹 Delivery, hauling at equipment rental
🔹 Temporary works (scaffolding, utilities, site clearing)
🔹 Contingency allowance
🔹 Minor items na maliit tingnan pero malaki pag pinagsama-sama

Minsan ang binibigay lang ay “rough per sqm cost” — pero iba ang realistic estimate na naka-breakdown per item.

Ang detalyadong BOQ ay hindi lang listahan ng materials.
Ito ang nagko-control ng budget bago pa magsimula ang construction.

Kung nagpaplano kang magpatayo ngayong taon, mas mabuti nang malinaw ang numbers kaysa mabigla sa dagdag gastos habang ongoing na ang project.

Kung gusto mo ipa-check ang estimate mo o kailangan mo ng detailed cost breakdown, message mo lang ako.

Mas mabuti ang klaro ang plano kaysa kapos sa gitna ng construction.
