I know how tempting it is when you see a piece of land on a slope being sold cheaper than others. Many people quickly rush into buying it, thinking they’ve gotten a bargain. But the truth is, the money you save at purchase will most times come back in double during construction.
Here are 5 reasons why building on a sloped land is more expensive:
1. High Foundation
Because of the uneven ground, one side of your building will require a much deeper foundation. This means more concrete, more steel, and more labor.
2. Foundation Filling
Even the foundation itself requires heavy filling to balance the structure. This adds extra cost many people don’t anticipate.
3. Plinth Beams
To connect and support the foundation walls, more plinth beams are needed. These consume a lot of steel and cement, making the work more technical and expensive.
4. Retaining Walls
On steeper slopes, retaining walls are unavoidable to hold back soil and prevent erosion or collapse. Sometimes, the cost of these walls alone can rival the cost of another foundation.
5. Drainage Control
Since water flows faster on sloped land, you’ll need a strong drainage system to protect your foundation. Culverts, channels, and pipes all add up to the cost.
So while sloped land might look cheaper upfront, the construction costs make it far more expensive in the long run. Always check the topography before buying.
