Not all foundations are poured the same, and that matters.

These square pads are designed to support concentrated load points throughout the home. Instead of pouring one uniform slab, we reinforce key areas to better carry the weight of structural walls, beams, and other critical components.

Dreaming of adding an ADU to your property? Let's talk financing! 🏡💰

Financing an ADU doesn't have to be a mystery. Here are four common ways to make it happen:

Cash: If you have the funds readily available, paying cash is the most straightforward option. No interest, no monthly payments!

HELOC (Home Equity Line of Credit): Tap into your home's equity to finance your ADU. This option often comes with lower interest rates compared to other loan types.

Cash-out Refinance: Refinance your existing mortgage for a larger amount, taking out the extra cash to fund your ADU.

Construction Loan: Specifically designed for building projects, these loans provide funds in stages as construction progresses.

Understanding local ordnances and development standards is crucial to planning an ADU build. Today we are looking at Keller, TX Section 9.06 ordnance. This is not meant to be all encompassing but here are some highlights:

- All accessory buildings shall be complimentary to the main structure, constructed of brick or stone or the same material as the main structure(s).

- Accessory buildings one hundred twenty (120) square feet or less are allowed to be a minimum of five feet (5') from the side and rear property lines. Accessory buildings one hundred twenty (120) square feet or less on residential properties zoned for patio homes shall meet the minimum side setback requirements of its respective zoning district.

- The maximum height of an accessory building shall not exceed fifteen feet (15') unless approved by a Specific Use Permit (SUP)

- The accessory dwelling unit shall be constructed behind the main dwelling on a lot with a minimum area of one-and-a-half (1.5) acres‼️

This last tidbit is the biggest hurdle for Keller homeowners. As of the current code, homeowners must have 1.5 acres or more in order to build a detached Accessory Dwelling Unit. Otherwise, you must build an attached ADU with additional criteria. Hopefully in the future this code is revised as it severely limits the amount of homeowners who can build next-gen living spaces in their back yards.

By far the #1 question we get: What is an ADU?

An Additional Dwelling Unit (ADU) is a separate dwelling unit on the same property as a single-family home that is smaller in size and regulated by your local municipality.

A structure or portion of a structure is a "dwelling unit" if it contains:
- a habitable space,
- a full bathroom, and
- a sink or a dishwasher outside of a full bathroom

A structure that meets these criteria must follow all local regulations applicable to a dwelling unit, including zoning, utility meter, internal access, occupancy, and address requirements.
