Georgia Senate Bill 112 (SB 112) is a new law effective January 1, 2026, that mandates the automatic transfer of residential HVAC manufacturer warranties to new homeowners upon property sale, eliminates mandatory product registration for coverage, and ensures warranty coverage starts from the actual installation date by a licensed contractor, providing significant consumer protection against coverage gaps and fees.

HVAC system is sold, the manufacturer's warranty automatically transfers to the new owner.

• No Registration Requirement: Manufacturers can no longer require homeowners to register the product to get warranty coverage.
