GABLES OLD TOWN NORTH

Over the past decade, Alexandria, Virginia, and its Old Town North neighborhood, has become a popular area to live and shop and is increasingly a first choice for people of all ages to visit call home.

One of the largest retail real estate developers in the country, EDENS, saw a special opportunity to create a center of retail shopping for tourists and residents, combined with market-rate luxury apartments. Situated in the Old Town North neighborhood of the City of Alexandria, Gables Old Town North will become a new retail hub and gateway for the district. The mixed-use development is anchored at the street level by over 50,000 sf of retail, a public plaza, and tranquil green space. Standing at six stories tall, the 232-unit project fits seamlessly into historic Alexandria’s intentionally shallow skyline.

We were challenged to create a contemporary building that conformed to and complemented the city’s historic texture. The framework for the architecture is a contemporary interpretation of the neighborhood’s historic masonry mercantile buildings. The interpretation retains the rich materiality and strong human scale of the neighborhood while looking ahead to the future with modern amenities and details. The project is sculpted to break down the full block development into multiple “building masses” and exterior spaces that address the varied context and is further defined by a rich retail base at the street level. The parking is fully below grade and the service and loading for the project has also been completely internalized, resulting in minimal disruption to the neighborhood and pedestrian activity.

Gables OTN is designed as a podium-style building with two full levels of underground parking, retail and townhouse style walk-up units at the street level, and a combination of four and five upper levels of wood frame construction. The amenities continue above for the residents including three distinct podium level courtyards and rooftop deck with views of the Potomac River.

THE POINT AT EISENHOWER SQUARE

Hord Coplan Macht has been involved from early master planning & feasibility through full architectural design and entitlement services for the 600 residential unit community on Eisenhower Avenue in Alexandria, Virginia with Rushmark Properties.

The plan includes one high rise residential tower, an additional mixed-use residential tower, and 66 townhomes organized around a central greenspace.

Hord Coplan Macht is currently providing full design services for the first phase, a 23-story high rise residential building, recently named “The Point at Eisenhower Square.”

The largest building in the community, it features two levels of rooftop amenities including a club room, a fitness center and multiple outdoor terraces. A dog walk and a swimming pool are located in ther terraces.

The Haven at National Harbor marks a transition from the commercial core at the district’s Potomac River waterfront to the bordering single-family neighborhood. The condo community occupies three city blocks, reinforcing the urban streetscape and scale. Its 248 units surround a central open space, creating an exclusive resident experience removed from the surrounding boulevards and traffic. Views of Washington, DC’s iconic skyline and National Harbor’s Capital Wheel are available from many of the building’s units and common spaces. The strategic location of staircases and lobbies direct pedestrians to downtown, while a rich amenity program offers residents in-building entertainment and resources, including a resort-style pool, outdoor lounge seating with lawn games, courtyards, fitness center and yoga studio.

Initially planned as a rental complex, the decision was made to convert the building into a condo community midway through construction. Converting a project from apartments to condominiums at this advanced stage presented a host of challenges, but innovative design solutions helped secure a success. The result? An elegant, resort-style residence of extraordinary value and unrivaled amenities in the region that residents can now proudly call home. As one of the largest condominium buildings in the D.C. metro area and the first to open in National Harbor in nearly 10 years, the Haven has had record-setting sales and has generated a positive economic impact since opening in July 2018.

CODA ON H

It’s impossible to find an inch of “boring” in the eight-story apartment community set on Washington DC’s trendy H-Street. Working with a number of local artists, including Gutierrez Studios, BroCoLoco and Metcalf Studios, the team created a truly unique living experience rich in detail and character.

Coda on H has the distinction of being the smallest concrete high-rise project completed by Hord Coplan Macht’s Housing and Mixed-Use Studio, to date. The 95,000 square foot, 8-story, boutique apartment building contains 112 units, 6,000 SF of ground floor retail, and roughly 4,000 SF of amenity space, including a rooftop deck. Coda’s units average 600 SF, with the smallest contained to just 400 SF. Innovative elements like glass sliding wall panels within the unit help to make the small footprint more flexible. These micro units follow an emerging trend to draw residents out of their units and into communal spaces, building a stronger sense of community.

Like the micro units, the amenity spaces within the building are an exercise in overlapping program elements. Coda on H has a rear/alley entrance vestibule that doubles as the mail room and bike storage. The main lobby doubles as the leasing office, club room, work space, and potential spill-out space from an adjacent retail tenant. Every inch of the building has a purpose.

Located on the western-end of the H Street corridor, “Coda on H” is a contemporary take on a mid-century modern expression using a monochromatic palette as a backdrop. The building is grounded to the site by a dark, highly textured brick, steel, stone, and glass base that speaks more to the eclectic and historic character of the neighborhood. This backdrop of greys is punctuated on the H Street façade by large playful, rust red bays projecting over the streetscape; and on the alley façade by a ribbon of earthy, mottled brick that blends seamlessly with the more historic homes south of the site.

THE HENLEY

The Henley consists of 306 apartment units, interior and exterior amenity spaces, and a naturally ventilated precast concrete parking garage with 498 parking spaces. This apartment building embodies true resort-style living and embraces the Sarasota Modern style of design with its clean lines, long overhangs, and integration with the landscape. With over 15,000 square feet of interior amenities, residents and their guests have access to a fully-equipped Fitness & Yoga Room, Game Room, Entertainment Lounge with catering pantry, and a Conference Room. Outdoor amenities include a gated pool, dog park, fire pits, and elevated walking paths.

The building is 4 and 5 stories. The 5-story portion consists of a concrete podium with 4 stories of wood frame construction. The 4-story portion of the building is all type 5A wood frame.

ALEXAN FLORENCE

The existing structure located at 600 N. Royal Street site was built in 1933 and has long since been used as a bus facility that was eventually acquired by WMATA. The Old Town North Small Area Plan recognized the WMATA owned Bus Garage as a potential redevelopment site and recommended its rezoning from commercial to residential use. In 2017, WMATA launched a competitive process to choose a buyer for the historic bus garage and eventually awarded the redevelopment opportunity to Trammel Crow Residential (TCR).

Impressed with their portfolio, local experience and level of design ex*****on, TCR brought on HCM as their architect for the project to re-envision the site as a luxury apartment building with first class amenities. Faced with a number of zoning constraints as defined by the small area plan and its design guidelines, the HCM team crafted a design that responds to the scale, character and adjacent context of the neighborhood. With 286 residential units, the building has a more contemporary six-story multi-family apartment building presence on two street frontages, while dropping to a lower four-story townhouse scale with walk-up units to respect the existing residences along the other sides of the site. Driven by the city’s desire to break up the block, two floating glass corridor bridge connections were conceived to further define the different architectural styles and the concept of a site built over time. A ground level pool courtyard and three distinct roof terraces provide the residents with a range of outdoor amenities catered for a variety of spaces and activities, along with presenting exceptional views to the Potomac River and the surrounding historic neighborhood. The redevelopment is a podium-style building with a level and a half of below grade parking and a combination of four and five-story wood frame construction above.

Building upon its unique natural setting of varied topography, mature trees and natural features, the community will seamlessly become a part of the landscape. Inspired by the Mill towns of the Carolina Hill country, this neighborhood will feature a clean, contemporary palette of materials and detail while referencing historic vernacular forms.

The interior amenity spaces inform the architectural forms of the free-standing Lodge & Welcome Center buildings. A simplified material palette is punctuated by limited use of bold colors to create a comfortable, casual environments.

Located in Potomac, Maryland in Montgomery County, The Perry sits upon a previously undeveloped site which is part of the Park Potomac master plan. The new apartment community is bordered by Park Potomac Avenue to the east, Ansin Circle Drive to the west and Cadbury Avenue to the north. Recently built, luxury townhouses are on adjacent properties to the west and north of the site. Two high rise luxury condominium buildings are located directly to the north. An office building is located to the east with a nearby grocery store and retail shops.

Located directly on Towne Centre Boulevard in Annapolis, Maryland, The Crosswinds at Annapolis Towne Centre further enlivens this exciting mixed-use development. The Fruitville Road Apartments project located in Sarasota, Florida will feature a mix of 300 apartments and townhomes in multiple two-and three-story buildings on a site that sits just north of the natural sanctuary of the Celery Fields area of Sarasota. The development will feature a stand-alone clubhouse with a grand clubroom and catering kitchen, leasing offices, telecommuting spaces, fitness, and a modern resort style pool with ample seating. An enclosed pavilion will sit south of the pool that will feature an outdoor bar and interior gaming activities. The architecture of the development borrows from the rich tradition of the Sarasota modern architecture by using a clean palette of exterior materials, mixing interior with outdoor spaces, and using Florida native landscape plantings and materials. Parking will be accommodated by both surface and tuck under building spaces. The development will connect to the nearby walking paths of the Celery Fields that wind around the lakes and provide excellent exercise, bird watching and nature viewing opportunities.

Texas Live! is a $250 million dining, entertainment and hospitality district that was developed by Major League Baseball’s Texas Rangers, The Cordish Companies and the City of Arlington. The District, which sits between Globe Life Park and AT&T Stadium, includes 170,000 square feet of dining and entertainment, a 300+ room upscale convention hotel, 35,000 square feet of meeting and convention space as well as an outdoor event venue that can hold up to 4,000 people. Texas Live! is part of a greater $4 billion vision for the Arlington Stadium District that includes the Rangers new $1.1 billion ballpark, the preservation of Globe Life Park, as well as One Rangers Way, a multifamily project designed by HCM.

Hord Coplan Macht worked with the development team to design three major venues that anchor the entertainment district: Rangers Republic, Live! Arena and Arlington Backyard.

Rangers Republic is the “ultimate fan clubhouse” for Texas Rangers fans during home and away games and all year-round. The two-level, 30,000 square foot family-friendly dining and entertainment venue includes authentic team memorabilia and history.

Live! Arena is a multi-level facility that features more than 35,000 square feet of dining and entertainment options. A 70-foot LED screen is the centerpiece, a two-story, retractable glass façade flows into a 10,000 square-foot outdoor beer garden. There is also a performance stage for concerts.

Arlington Backyard is an outdoor pavilion that serves as the “backyard” of Texas Live! With a capacity of 4,000 guests, it has a permanent roof so that it can be used throughout the year. The venue hosts more than 250 annual events including cultural activities, art shows, regional and national concerts, charitable functions and community events such as festivals.
