🏠 Thinking about replacing your roof? Don’t let a high-pressure sales pitch rush you into a decision.

We recently heard from a homeowner who had already received two roofing estimates—and their experience was a good reminder of how important it is to do your homework before signing a roofing contract.

A new roof is a major investment. Here are a few ways to protect yourself:

🔹 Get multiple estimates. Pricing can vary significantly between companies. Getting 2–3 quotes gives you a better idea of what’s reasonable for your home.

🔹 Ask what’s included. Make sure you understand the materials, scope of work, flashing, ventilation, tear-off, cleanup, warranties, and any additional costs.

🔹 Don't feel pressured to sign on the spot. Be cautious of “today only” pricing or anyone insisting you need to sign immediately. A reputable contractor should give you time to review the estimate and ask questions.

🔹 Do your research. Check reviews, licensing, insurance, experience, and whether the company stands behind its work.

🔹 Look at the overall value. The cheapest quote isn't always the best—and the most expensive isn't necessarily the best either. Make sure you understand what you're actually getting for your money.

Not every project is a full roof replacement—and we're happy to help with the smaller ones, too.

We recently completed this small standing seam metal roof for a fellow contractor. The metal panels were supplied by the homeowner and had some cosmetic weathering from prior storage, but we were glad to help put them to good use.

Every climate has a "roof killer." 🐦‍⬛ 🏠

On the Oregon Coast, it's often moisture. Moss, algae, and years of damp conditions can do a number on a roof if it's not maintained.

If you live in a neighborhood with an HOA or Architectural Review Committee (ARC), your roof replacement may require approval before work can begin.

Depending on your community, you may need approval for:
✔️ Shingle color
✔️ Roofing materials
✔️ Manufacturer specifications
✔️ Contractor information
✔️ Application deadlines and review schedules

Some HOAs and ARCs only meet once each month, which can impact your project timeline if the approval process isn't started early.

This project was a special one for us.

Our client reached out after receiving a quote from a large out-of-town company that left them feeling overwhelmed and discouraged. They wanted a second opinion—and that's exactly why we believe local matters.

👀 Can you tell which photo is the "before" and which is the "after"?

On this project, the answer isn't as obvious as you might think.

Not every roof that needs replacement has dramatic visual clues that homeowners can spot from the ground. Sometimes there aren't missing shingles or obvious leaks. In fact, this roof looked fairly similar before and after because the homeowners chose a comparable color.

What couldn't be seen from the driveway was the wear and deterioration that Brett found during a hands-on inspection. That's why it's so important to have a qualified roofing professional actually getup on the roof and assess its condition—especially if your roof is 20+ years old.
